Hi Sue,
If you are serious about selling, select a few real estate agents and have them provide to you a no-obligation CMA. This way you can also talk to them about marketing strategy, costs, sellers net etc. If you just want the most up to date sales information etc. for your subdivision but are not looking for a comprehensive CMA/Marketing plan (maybe thinking about selling next year etc.) that information can be emailed to you as well. As a quick note to Bill...this is a short sale and you are dealing with a bank not a seller. The total commission in a short sale is in the listing agreement and will be reduced once the bank gets the offer anyway. The bank does not care who is getting the commission, they are just looking at a net number. You need to be represented by a buyers agent and it will not cost you a thing. The few days of paperwork Bill referred to is in reality a 3 - 6 month process that you will be experiencing so by being represented you will at least know the status at any point in time. As far as being misleading , I am assuming that you know enough about the buying/selling process that you realize that real estate agents don't work for free. Just be ready to ride it out for the long haul but hopefully at this point the listing agent has already contacted the bank and has an idea of what the banks net number is. If this is the case you may be able to buy and close the property within 3 months or so. Good Luck! - Thu Oct 16 2008, 15:16
You don't have to have a buyers agent...but why not. It costs you nothing and your agent can sit down with you and give you all of the details you need i.e. recent comps/amounts owed by seller/tax information/listing activity report etc. Please feel free to give me a call and we can sit down at your earliest convenience and work out an offer that actually has a legitimate chance of being accepted! You need to sit down with your agent and discuss your concerns and what is being done to market your home. Current Market conditions for Hickory Hill should be discussed weekly but it is very important to discuss your goals/needs and pricing. In this market, price is key and you want to make sure you are getting the most exposure during potential clients review of Palatine properties via the hundreds of websites they may run across during their search. I think the answers below really do give you some great insight on the current market and open house thoughts. My only question to you is do you have professional photos with user friendly virtual tours all over the internet - not just on the MLS but on Realtor.com, agent sites etc. ZERO showings in a month doesn't seem right / do you know if your neighbors homes on the Market are getting showings? No agent can guarantee your home is going to sell, but they should be able to guarantee that if there is a buyer for your "area" or "community" they will definitely know your home is available, and have every opportunity to see your home!
