Hello Mr or Ms Lagano
My wife and I are with the Crye Leike office in Lakeland on Hwy 64. We have sold and closed several homes in and around Herons Ridge and Oakwood. The comparable sales value for your home is still higher than you paid and shows strong even with the current market climate. Value increases on most homes have remained the same or fallen over the last two years due to the foreclosure and bad loan problems that have developed both here and nationally. This effects everyone's home values.
You have a few choices. Remain in your home and make repairs to get things in proper order....or sue the builder and hope for the best. Or ...fix the problems and then list your home. Any defects that could impact a future buyer must be disclosed on a Tennessee Property Disclosure, so the best thing is to fix existing problems before sellling. This of course will eat into your equity, as you may not get a return on your money for the repairs......but then, you also won't have this eating on your mind as long as you stay there either.

How much value does a pool add to a home's selling price?

Hello Colin
I looked over your answers, and did not see an answer regarding property in Memphis. A pool can add value to a home here in our area. Recently, we sold a home that the owner had invested just over 40k in an in ground gunite pool with a retaining wall and landscaping behind it. The added value was just under half the amount that he had spent. In the past, I have sold homes with pools that were not as expensive as this one, and the seller had just over half of the amount spent on the pool as added value to their home. Each property of course will be exclusive to itself in value added based on other factors such as location and upkeep of the home and grounds. So there is no "rule" to go by....but in general, a pool will add value here in our area.

The Colonial Acres area is a thriving area of East Memphis, where many homes have been remodeled and many are rental properties. I work with several investors who own up to 50 homes plus in this area...all rented and have been a stable investment over the last ten years. Part of the answers below suggest that you may need to add value to your home in the eyes of any buyers who visit your home. Rather than continuing to lower the price (unless of course you happen to be overpriced)...here is a suggestion.
Go ahead and order and get a complete home inspection. Make sure that you use a licensed inspector that will provide a complete portfolio after the inspection...including color photos of any problems. Complete all the home repairs if any exist and leave receipts along with this portfolio. Leave this portfolio out during any showings along with any other material that your Realtor may be using.
You just saved the prospective buyer several hundred dollars by doing the inspection and completed the repairs that you would have to complete anyway. But you are showing that your home is now in tip-top ...move in ready...conditon. This may be very important to some buyers....and adds value to your home.
