My team screens "agents" calling to show YOUR home to insure they are licensed by the Colorado Real Estate Commission to do business in Colorado. Harry Postlethwait has my highest respect for his integrity and work ethic as a realtor.
I represent the five county metropolitan area Probate Court System as both Conservator and Trustee for those deemed unable to manage their own assets. From time-to-time I get into a situation economically unfavorable to me. I was in one of those unsolvable situations at the end of 2006.
A man with insufficient funds had died. The Court required that I clean up his home and sell it and return the proceeds to the Court. I argued with the Court that there was insufficient equity in the home to justify repairing it along with the costs of selling it. Nevertheless the Court ordered me to do so. After spending $13,000 for repairs and paying $900 a month for first mortgage payments I found myself slowly getting into a negative cash position.
The Court had a recommended realtor because she charged only a very low commission however she was not getting the job done. I cancelled her listing contract and hired Harry. Together Harry and I went through all the data that the other realtor had submitted and found that her work was incomplete at best. Harry made corrections and spent a great deal of effort in finding a buyer even though the home only yielded a very low commission on an $80,000 sale. I still suffered a loss but Harry minimized it.
I cannot give any realtor a higher recommendation than I give Harry Postlethwait."

"I am contacting you in regards to Harry Postlewaith, Broker Associate; there are no words to convey his outstanding service. I'll try to make a long story short.
My mother flew out from California to visit. She arrived on a Sunday afternoon. (I had been to a yard sale the day before and had picked up a flyer on a house). Two days later, Tuesday @ 6:00 am, my mother announced she wanted to buy the house. She was returning to California the upcoming Saturday and so was in a real hurry. On top of all this, my mother became ill, had 2 emergency room visits and finally admission to the hospital. I will let your imagination fill in all the gaps, to keep the story short. Harry brought documents to the ER room, Harry brought documents to the hospital room, and Harry brought documents to the restaurant where the family was eating dinner. He offered personal assistance in any manner to help the whole process be easier on me and my mother.
The story ends well, with my beautiful new home. I truly don?t think I would be living in my home, if anyone other than Harry would have handled this. Please acknowledge his outstanding service, his sincerity, his sense of humor and his professional knowledge.""

The first question is whether the property you are shown is within your pre-approved loan amount and monthly budget expenditure criteria for principal, interest, taxes and insurance (PITI.) Looking at unaffordable properties will only result in disappointment.
The next question should be whether you are buying the property or the agent. If you are paying, you get to choose what you want to offer. Your agent may give reasons for offering a certain price, but the choice is still yours, not the agent's. The Seller has the option of accepting, countering and rejecting your offer. If the Seller is well advised, the offer will be at least countered.
In many areas the market is a "buyer's market." That means there is greater than a 6 month supply of property for sale in the area you are looking. Less than that is a "seller's market." If your agent is does “due diligence” he/she will advise you of the market conditions where you are looking. It can change from one sub-division to another.
Have patience and be willing to walk away if you feel uncomfortable about an offer. Remember, it is not about the agent; it is about YOU! - Fri Jul 11 2008, 13:35
There is great advantage. First, brokers often negotiate amenities that will not be suggested by the builder/developer(s). Knowing which builders are open to certain additions, amenities and closing costs may bring a greater value to your purchase. Some builders recommend a lender that may be beneficial to the Buyer, but often not. An agent can recommend an inspector and guide you through the process of pre-drywall inspection and final inspection. A recent inspection found a natural gas leak in the water heater gas line, and that was for a good builder of "built green" homes. Builders use subcontractors who may take shortcuts. E.g., 1/2" piping from basement to second floor bath may result in a cold shower when water is turned on elsewhere in the house. (It should be 3/4" piping to within a couple of feet of the spigot.)
For your own protection, you should always consider using a real estate agent and/or a real estate attorney whenever buying or selling property, new or "pre-owned." Protect your investment up front! The best schools are Cherry Creek, Douglas County and Littleton, in that order. Boulder is also a great school system, but Boulder homes tend to cost much more along with an elevated cost of living. Jefferson County and Denver County schools are not known for excellence. Google a search for school districts in Colorado to find a world of information about the systems. "Children [and grandchildren] are the time capsules we send to the future," so you are on the right track by attempting to find the best schools. Wishing you the best! - Thu Jun 5 2008, 10:33
Buyers are always looking for "deals." A Seller in pre-forclosure, having received notice of intent from the lender, is looking to get out without too hard a hit on credit, but will, in most cases, have to sell "short" of what is owed to the lender and will receive nothing from the sale. But, the lender must agree to take less than is owed on the mortgaged loan and, in addition, must pay legal costs, etc. thereby exacerbating their loss. As others have pointed out, it may take weeks for the lender to respond. If we push, the lender will often put the offer on the bottom of the pile and start over. Is it worth buying a bank owned or short sale property? Sometimes yes, sometimes no. Be patient, know your time and money limits, and be ready to walk away if things don't go well.
