About Me
I have lived in Lake County, Illinois for a majority of my adult life. 20+ years, but who's counting.
I have been a real estate professional for going on 9 years. Before that, I was a personal investor. At the height of my investment portfolio I had 8 rental properties, my own personal residence, two jobs and at that time I was a single mom. Hi Jen-
In today's market, the process for the bank, is to get as close to the amount owed as the home is worth. With as many short sales as they have going on right now. The answer to your question is simple.

Ultimately, it comes down to..."this is the price they want, take it or leave it." No Negotiation.

Unfortunately, I have seen the banks leave people at the closing table who are willing to pay cash, because the negotiated price wasn't high enough.

But, it's the process by which they get to that number, that is driving everyone crazy.

I am an REO agent, and my specialty is foreclosures, pre-foreclsoures, auctions and REO's. Currently I am putting together the process that a short sale takes to get it to close.

Convert Personal property to Investment Property

Hi Ravi-
Many first time investors do this.
The first thing you must do, is look at your CCR, or the homeowners association for where the condo is located. Making sure that they allow renters.
Then you must tell your loan officer or the bank that you are changing the property from personal to investment property. That may mean that you will have to refinance. And your home owners insurance will need to be changed as well. You will need to tell the Homeowners insurance company that it is now investment property.

From what you said, it appears to be an unfinished area of sub basement. Not a finished laundry room and tool room. So, then Mark is correct, it would not add value. However, if it were to be completed that would be a different story.
Sounds like you are describing a quad level home. There are very few of them. Depending on the condition the sub basement is in, that will determine the value added, or taken away.
You can ask the realtor that showed you the home. Or, please feel free to contact me directly. But ask for comps for a quad level home. Not a Ranch with a basment and a sub basement. The values will be different. Hope that helps! - Mon Aug 25 2008, 07:18

Well, actually, I would love to help you. And what you are asking for, in any market, is right around the corner. November and December are the best times to buy softened market homes. Unless you are buying auctioned properties. That is where you will make the most roi. (Return on investment).
