Hi Bonnie, Wow that is a lot of questions. First thing you need to do is get pre-approved so you know what price range you should be looking for in a home for your "soon to be family".

The down payment required will depend on your lender and what type of program they feel would best fit your financial situation. Feel free to call my lender Maria at 734-353-0505.

Yes, there is a chance. Let me tell you what I run into.

1) The sellers don't want to lock in the price because they think the market might come back up and they think they can get more if it does.

2) The buyers don't want to settle on a price, because they think the market might continue to fall and they don't want to over pay.

Phil, great web site you created. Post on craigslist. Homes in the Old West side have very good open houses, and being on the corner of 5th, I would put a sign out now, advertising when it will be open.
