Hi Beth,
I am a realtor who specializes in Downpayment assistance. I have helped guide several families through the process. Orange County and Seminole county still have money (up to $30,000). I can also help you with a simple $10,000 bond to get you into your next place. Give me a call at 407-921-1310 for details. - Wed Nov 5 2008, 11:40
Hi Beth,
I am a realtor who specializes in Downpayment Assistance and have guided many families through the process. Right now Orange County is still offering up to $30,000 in assistance for homes that meet their new guidelines. Seminole County also still has funds. I can also help you with a simple $10,000 down payment assistance bond which seems to be perfect for what you need. Give me a call at 407-921-1310 or email me at jennifer@devivorealty.com and I'd be happy to help you. - Wed Nov 5 2008, 11:37

In some cases I have seen where a couple has legally separated and inhabited two residences and been able to claim a primary occupancy for mulitple addresses due to the separation. However, this question would best posed to a Real Estate Attorney. But from the surface, it seems you are in direct violation of your loan guidelines and the lender is well within their rights to accelerate the loan. The only other advice I can give you would be to sell the home and pay off the existing liens/loans. - Thu Oct 30 2008, 14:51

My husband who is also a realtor has dual residency here and in Italy and is still entitled to his healthcare in Italy. I would check with the specific residency requirements needed for your health care and see if you can also meet the obligations as provided by the State of Florida to obtain a homestead exemption. - Tue Oct 7 2008, 06:42

There is a nice little community in the Kirkman/metrowest area. Great townhomes with garages in an established community with a fairly low HOA. I already have a property manager there and we have been quite successful even in a soft market in keeping our units rented. There are about a dozen available in the 100k range. It is down the street from Universal Studios, International Drive and the local community college. So it is attractive to tourists, students, and service industry workers. Call me or email me and I can give you more info. - Fri Oct 3 2008, 21:54

I have a great property managment company I use and trust called Suncastles Property Management. They are located downtown and have been in business for over 20 years. Stuart the property manager is always accessible and savvy about getting good tenants even in a soft market like this. He also has great handyment on call to make sure your property is taken care of. His fee is usually about 10% of the rent, but I can put you in touch with him to discuss the details. - Fri Oct 3 2008, 21:22
