I serve residential clients primarily in the North Atlanta area. I am a native of Houston, Texas and a ten-year resident of the Roswell and Alpharetta/John's Creek, GA areas. Additionally, I have a good amount of experience in midtown Atlanta high-rise condos as well as the Ansley Park/Virginia-Highlands area.
In the current Atlanta market, you need an agent who will do their diligence and ensure that you are getting a property that meets your financial goals and will keep a strong resale value appropriate to your ownership goals and time frame. My goal is to do such a great job for you, that you would be doing your friends a great favor by referring them to me well beyond our transaction.
I pride myself on using the latest technology available to agents in all real estate transactions (like Trulia). It is important to me to provide you with the best service possible in today's technology driven marketplace.
Feel free to look through my previous Trulia posts if you would like to see my answers and determine for yourself my level of expertise. I'm not always first to answer, but I try to be as diligent in my answers as in my work!

Excellent question. Overall, Forsyth schools, taxes and quality of living are, of course, excellent.
I think you really have to look at specifics to get accurate answers to your question.
Most notably, are you talking about a subdivision? When were the property/properties built? What school districts specifically?
North Atlanta has not experienced as much a decline in prices, but a slowing (or near stopping) of appreciation.
If you are a buyer and a seller and buying up, you can still be in a good position - for example, taking a 3% loss on a $200K property and getting a 3% off market on a purchase of $400K+ will get you a good deal of course. Bear in mind, this is not list price we are talking about - more so actual market value of the home.
I don't think that people are going to stop moving or relocating to 30041, 30028 or 30040 anytime soon - and I think it's safe to say that none of us anticipate the bottom dropping out like in Florida, California, Las Vegas, Detroit, etc.
I hate to give you such a typical Realtor answer, but desirable areas and properties and neighborhoods will always be in demand as long as people stay reasonable and buyers can get mortgages!
That said, there are caveats - new construction where homes haven't been completed, subdivisions with no HOA regulations, rezoning/redistricting of schools. As a seller, you need to consider who your buyer pool is; do they have children? young professionals? What is the age of the home?
If you like, I would be happy to get you some more specific answers based on more specific information directly. I'm sure if you post some more information here, you will get some great answers as you will find some of the best agents in the area are on Trulia and happy to help you. I don't think it safe to give you a "by zip code" answer and get you accurate information.
Best of luck to you!!

Correct me if I'm wrong...
Are you offering up information on such properties??
The answers here are as if you were looking to purchase them, but it appears to me that you are with Keller Williams and in the business of listing such properties.
I would be interested in receiving information specifically on commercial REOs that I could pass along to certain people that could have an interest. You can email me directly at leeadkins@remax.net
Thank you!

Did you get the link I sent you?
I sent you a link to the property that will update automatically when the property updates in the mls service.
Which is what every person here answering your question is going to to see.
The only other means of telling if/when it closes are the tax records and they will take longer to update in Fulton county then in the mls service.
Your only other bet, IF you had contacted the listing agent before - I'm assuming you are unrepresented - then you can reach out to them for details.
Best of luck!

Yes - welcome Seneca - you will love it here!! Keep posting!!
I was going to suggest that you post this to a larger audience to get more consumer posts -
Rockinblu - I should be clear - you have been fair to those of us who know what we are doing and post legitimate answers here - you're not just one of the anti-agent people who argues for the sake of arguing. Fair in that you actually read what we write and give us a fair chance to prove that some of us are still in business for a reason and maybe even doing well in this market!
Look forward to seeing you all around here more soon - I've been on since September of last year and have enjoyed watching it grow!

I have to agree with the previous posts! Rockinblu has some great insight and is very fair to agents here on Trulia. Delivering useful information to people shows that you are knowledgeable without being pushy.
I personally don't mail as much anymore, but use an email newsletter to provide (what I believe to be) useful information about our area and current events - and generally not as much about real estate. Things like weekend trips, festivals, Art collections, etc. OF COURSE, I have my under contract and recent sales and links to my website for real estate info. The average consumer now is much more informed thanks to sites like Trulia and the massive amount of information on the web.
The only real estate information I tend to include are things like changes to the mortgage market - usually links to news article from multiple sources. No one likes to get the regurgitated NAR stats. I actually get people who CHOOSE to sign up for my newsletter because it provides useful information and doesn't just tell them how great I am.
I think to provide people with information they can use is the best first step to meet people or actually have them call you - rather than the "look at me!" approach.
Best of luck to you! I hope we can get some more answers from consumers like rockinblu and not just people in the industry.
