About Me
Brian Shroyer graduated from Kennesaw State University with a degree in Professional Sales and Marketing. He began his real estate career as a listing agent for one of Atlanta's most prominent builders of custom luxury homes. He gained exceptional experience negotaiting and writing contracts, following up on the building process, and catering to high end clients who know what they want.

After a while he decided to branch out and begin representing buyers AND sellers. Brian joined a respected real estate firm and quickly became the top producing Realtor in his office. During this time he rounded out his real estate experience by helping his clients search for just the right house, sell their own, and get everything they were after.

Brian was having so much fun and success as an agent that his wife Heather decided to join the team. They are now partners with Keller Willaims Platinum Partners in Cherokee County. Brian and Heather specialize in the Woodstock, Towne Lake, Kennesaw, Acworth, Cobb, Alpharetta and Roswell areas. Both are Atlanta natives so they know the market inside and out. "We moved from Indianapolis, IN to Lawrenceville, GA in 2005 and lived in an apartment for a year. Six months before our lease was up we started looking around the Atlanta metro area for a house. We had decided that we needed to move to Cobb County as our business office was located in Marietta. How do you get in touch with the listing agent?

My first question would be why do you want to get in touch with the listing agent? If it is to report and issue with the house, call the number on the sign located at the house.

If it is to make an offer on a property, I would strongly encourage you to not call the listing agent (who represents the seller and who get ALL the commission no matter what).
If this situation applies to you great, if not, it will help someone else down the road... In that situation use a buyers agent for professional representation (no cost to you). My team or any other reputable Realtor on this site who works the Roswell area could help you.

I strongly feel that in this "Shifted" market, the days of buyers going straight to the listing agent are over. This market is way to VOLATILE not to work with a professional to get you a better deal than you could on your own. Every time I've ever heard of this happening the BUYER gets the bad end of the deal. In a declining market, you need an area expert.

I am looking to buy a home in the next year...

Ben,

Now is the best time to buy. I'm sure you heard of the new bill that was passed (H.R. 3221) that really changes a few things for you. The positive news is you'll get a $7500 tax credit (I'll explain the details on the phone)... but lending guidelines are going to get tougher later in the year. For example the last of 0 down payments ends October 1st of this year. After then you will need a min of 3% for a down payment till then end of this year, and then at the beginning of next year that limit is raised to 3.5%. If you have excellent credit, and can put down 5% I'd say your good to go. Thanks to your great credit (assuming above 700), then you will get the best interest rate and have the least hassles of getting approved. There are a ton of great buys right now in the $150-$175k price range in Marietta (and surrounding areas). And yes, you can get a loan with remodeling costs through various lenders (contact me if you would like their contact info). We work the Marietta area and the surrounding area, we'd of course love to help you, we are Marietta natives. My final question to you would be (this is not the hard sell), but what are you waiting for? Why not buy now? I truly think that conditions are best now till about the next 3 or so months. Yes there will still be good deals for about another year or so, but my biggest motivation for buying now is the threat of inflation which will increase your interest rate. Even if prices decline, and interest rates rise, you'll be paying more if you buy later. Give me a call to discuss your options, we work with first time home buyers all the time. At the very least we could have a consultation and I'll show you everything you need to look for in the buying process.

Who is responsible for termite letter in Georgia?

It can be open ended. It used to be that the seller was responsible, nowby default it is the buyers responsibility and is handled in the due diligence portion (or inspection portion) of your contract. To answer your question, the buyer is responsible unless they ask the seller to pay for and provide the letter. If you are the buyer, I suggest making the inclusion of the letter by the seller as well as a treatment if it is not currently being treated/monitored as part of the negotiation. And as someone else stated in a prior post, a builder should include the termite treatment as well. Educate yourself as to the best termite protection for your area. (If it is a questionable seller, you might want to get your own termite company out there or request that they use a company your trust). - Wed Aug 6 2008, 19:23
