I LOVE real estate! I suppose it is in my blood as I grew up with both my parents working in the real estate industry. I also have a passion for working with first time home buyers, there is nothing more satisfying than helping a client purchase their first home! As a Buyer's Agent, I love to help my clients envision the potential in the homes they look at. My personal knowledge of home-buying covers a wide range of experiences. As a Listing Agent, my goal is to maximize a Seller’s return and guide them through the selling process. My services include providing staging recommendations that will help the Seller realize the greatest profit on their home. Improving the initial impression of a home before it goes on the market can usually be done through some simple and relatively inexpensive methods.

My professional experience as an Escrow agent, Loan Officer and Real Estate Agent qualify me to be a “triple threat” when it comes to helping you buy or sell a home. The age of the unit is a large stumbling block. Financing a mobile in a park is like buying a car. The older the unit the harder it is to obtain financing- and the interest rates are very high. The cut-off in general is 1978- the year that FHA will begin to finance a mobile that is attached to land. Your best best is first- owner financing and then 2nd search the local credit unions or smaller charter type banks. I think you will find someone willing to lend but it will be costly! - Sat May 24 2008, 14:39

Channel 13 just did a evening special on the Seattle condo market (Condo Crunch I think is the link). Building starts slowed after the recent mortgage market crash and although inventory right now is pretty high, as Buyers begin making their buying decisions that inventory will slowly decrease and we will again see the condo prices slowly begin to increase making the Seattle condo market a great investment!

Also taking gas prices into consideration, I feel that more people will be making the move into the city to take advantage of public transportation- so make sure the condo you consider has secure parking!

In today's lending market stated income loans are few and far between. Consider for a minute that you are choosing to work with someone that is asking you to lie about your income which will have potetntial legal repercussions for both of you. Not to mention that the abillity to actually make the payment is a huge consideration. RUN RUN RUN and think about turning them into DFI for mortgage fraud. - Sun May 11 2008, 11:28

I think a lot has to do with the price range they are looking in. Crossing over the Snohomish County line often allows a Buyer to purchase more home for less money. If schools are a consideration several of the school districts just over that dividing line have fabulous reputations- so that might help too. Shopping, traffic, other services, parking, and availibility of public transportation might make it a no-brainer :)

If a client is open to the suggestion and the agent they are working with is familiar with the area and has been previewing homes then it is not out of line to think it may be a possibility!

As a military family I certainly understand the stress that goes along with a long distance relocation! I think an important step in this process is beginning to work with a lender to be sure that you are looking in the right price range for starters. That way there will be no surprises and you will know exactly what a potential home will cost. If you need a referral to a local lender I am happy to make a few suggestions.

As far as the ability to find a home in your targeted price range, a quick MLS search shows that you have plenty of choices. Working with a couple of real estate professionals in several areas in the Seattle I-5 corridor (Everett to Tacoma) will help you to weed out properties in not great areas and hopefully bring you some encouragement.

This is a super Buyer's market with many available financing choices- just be sure to line this up first so when you find the perfect nest you are ready!
