Raised in the Coos Bay Area, I am very involved in the community. I am an active member of my Rotary club and served as it's first woman president in the year it celebrated its 80th year. I am a member of the Chamber of Commerce's Independent Business Owner's core team, helping to put on the weekly meetings that highlight programs that pertain to business issues. I was named the Chamber's Volunteer of the year for 2005. I have been involved in the local schools, serving on North Bend High School's site council, the ESD's School to Work committee and a regional Gender Equity Task force.

My past experience includes 15 years as a professional Girl Scout executive. As the director of membership and adult development in a seven county area in Oregon I networked with United Ways, School Districts and other community organizations to ensure availability of the Girl Scout program to all girls. I believe in the power of leadership skills, believing in yourself, a strong moral compass and ethical behavior in every area of your life.

I owned my own insurance company for a number of years before joining the CENTURY 21 Best Realty team. I currently am a partner in several Real Estate offices. I have a strong background in finance, marketing and community economics. I hold Real Estate's ABR designation- Accredited Buyer Representative.


STRONG SENSE OF FAMILY

My husband Sam and I enjoy racing our sailboats and traveling. In fact, we placed 4th in one of our boats class in the North American Championship in 2007. It is a San Juan 21. We love the beautiful Oregon Coast. We have 3 grown daughters, 3 and a half grandchildren. The latest is due on April Fools Day! Family is very important. We have vineyards in the Willamette Valley and are learning about wine making. We grow Pinot gris and Pinot Noir grapes which we sell . One of my goals is to get a pilot’s license. I love flying and went skydiving for my 50th birthday!

Hi Shar,

My name is Debra Roth. It was a pleasure receiving your inquiry. I am a Realtor in the North Bend area. I would love to have more information on your property in order to assess it's market value. Things have been pretty slow here this last year. The inventory of homes for sale is large and prices have come down. The homes that are selling are the ones that are a little under the market value. On the surface your price looks good for a home, acerage and a shop. There are lots of folks looking for something like that. Condition and location are huge factors. Do you have a realtor marketing your property? In today's market you need a Realtor who has a expansive internet presence because that is where the buyer's are looking for their next property. Without proper marketing your chances of selling are slim. A large percentage of buyers are from out of town and they have been previewing homes on the internet for a long time before they arrive. Buyers tend to look at the big real estate brand websites, websites like realtor.com and others. Then they will contact a Realtor to work with. Usually they will go with a brand name they recognize. For a quick sale I would suggest that you work with a Realtor with a brand name that has high recognition and who uses technology to reach out to todays buyers. In order to market my clients homes I place their home on TV, in the newspaper, in the regional real estate magazines, but most importantly I place their listings on about 20 web search engines. Hi Julie,

Wow, I have lived on the Oregon Coast for 50 years and I can't think of anywhere else I have traveled to that beats it. Here in Coos Bay Oregon you can certainly find a nice home in your price range with a view of the ocean although you won't be right on it. Everyone here is very down to earth and we certainly have a mix of liberal and non-liberal folks. They all are friendly, much friendlier and welcoming then I've experienced on the east coast. I just talked to some clients who just moved here from New York and they said that is remarkable how people here have embraced them. They said it took years to be accepted in their community back there. We have an active horse crowd here, rodeos, county fairs and the like. It's a great place to look. I have a bay and ocean view home listed that is gorgeous and listed at $389,000.

Jennifer, Hopefully you are working with a realtor. They will be able to find out facts about the home that will help you make an offer that is the lowest one for you and will still be acceptable by the seller. Your realtor will be able to check on several things- 1. How long has the home been on the market. 2. What are the comparable homes in the area selling for (not the list price but the actually sales price) 3. What is the list price/ sales price ratio. What percentage of the list price are homes actually selling for on average. Armed with that information you will have a better feel for what price you should offer. Also have your agent check to see if the home is being shown alot. Do you have competition for the property. Have you also been viewing similar homes in your area so that you know what's out there and at what price?
Lastly, don't be afraid to make an offer. If your offer is low there are some things you can do to make it more attractive. Have a short escrow period. Some sellers are under the gun as far as their time frame goes and so welcome a closing date that's not too far away. Don't ask for a lot of extra items in the contract. Don't have contingincies such as - We must sell our current home first- in the contract. You must also have your financing locked in and have a pre-approval letter from a reputable lender attached to your offer. Sellers want to know first and foremost that you are qualified to buy their home. I hope that this information is helpful to you. Good luck in your endeavors to purchase a home.
