Over 85% of buyers are represented by agents.

They represent your market by proxy and should be marketed to as if they are your most qualified and most discriminating buyer.

Thinking that they are to be "outsmarted," even if they represent your competition, is folly.

Sophisticated persuasion and deft collaboration, are by far, the more effective tact.

Our charter as brokers is expressly to bring "willing buyers and sellers" together directly and/or through their agents.

Hi Linda,

Kathy Quick here. I specialize in Portland Waterfront properties (see http://www.portlandwaterfront.com ).

Out of the 104 Townhomes in Riverscape, 65 are being lived in and 27 are being finished out right now with a scheduled completion date of Jan 2009. The close rate for new sales is approx 1 unit per week.

Also, the Pacifica Tower has 73 units, 22 units are currently occupied and 11 are pending leaving 41 still available.

I've shown both complexes to prospective buyers who have expressed sincere interest in the property for the same reasons you mention.

I won't buy in either Pacifica or Riverscape to flip, but as a longer term investment, you're like to be fine.

Hi Pam,

I specialize in Portland Waterfront properties.

I don't mean to be coy, but the answer is a bit more complicated than a simple yes or no. It all depends on how aggressively you bargain, the specific property you're interested in (Meriwether, John Ross, etc...), the views and upgrades, etc. I'm happy to walk you through the pros and cons if you'd like... but in general, there are some very big bets being placed on the future of the South Waterfront by the City of Portland, City of Lake Oswego (because of the street car connection between Portland and L.O.) OHSU and Oregon's higher ed system, some huge biotech companies, Umpqua Bank, large developers, etc... A five year time horizon is *probably* sufficient to ensure that the overall South Waterfront District will have a fighting chance.
