I have lived in Tuolumne County for over 25 years, and have been investing in real estate for the past 12 years. I initially earned a Master's degree in Social Work but found the demanding career left little time for my family. Although it was no less demanding but offered more flexibility, I became a real estate agent in 2004 after the birth of my son. This allowed me to manage our real estate investments, have a more flexible schedule for my family, and do something I really enjoyed; working with people. It was a successful move for me, and I'm glad I took the risk. I've met awesome people in this field, and have helped many people with the sale or purchase of one of their biggest investments.
I focus on quality over quantity, ethical practice, and will never stop learning something new about this business. In my opinion, it begins with caring about people, knowing the business, and the rest just comes easy.

Struggling, what is it you that you want to get from the move? A better living and a client base, right? This business is all about branding your name in people's memories so they think of you when they have a real estate need. So you have two choices; farm and market until they do recognize your company's name and more importanly yours, or work with a company that has the name brand recognition and the marketing resources necessary to do it for you. If you can get a better business base, educational and marketing resources from Coldwell Banker, then go! This is the time to make the move, and when you build your business you can choose to go back to a smaller company or maybe even open up your own brokerage. Make sure you send your established client base reminders of where you moved to and continue to do so.

The short answer is, "No." They are not required to be at the home during inspection, but it is best practice to represent your parties interest by being there to learn, ask questions and observe possible issues. Although this can also be accomplished after the inspection by a follow up with the inpector. Conflicting schedules do not always allow attendance at all inspections but I make an effort to be at every one. I also encourage my clients that requested the inspection to attend but they rarely choose too. The inspectors are the professionals in their fields, choose wisely, and let them do their job.
If you feel this is an important issue for you, make clear your expectations to your agent.

It is really up to the bank on how long it takes. If you are working with an experienced agent they will do their best to stay in contact with bank in order to get a response as quickly as possible. This process can take weeks or months depending on the amount of bank inventory, the nature of the offers (high/low, contingencies/no contingencies), and how many personel the bank has working in that department. The agent may or not be able to share the information of the other offer, that depends on their agreement with the bank on confidentiality of offers. Best of luck! - Thu Aug 7 2008, 14:57

It's a tough time right now in real estate. Look for a broker that has a good advertising plan and budget, especially if you're just starting in the field. It is also very important to work for a broker that invests in your training. A broker that invests their time, energey, and money into training you is invested in your success. Commission splits and brokerage fees should also be considered. There are successful boutique companies and major brokerages, it depends on all of the above and the area you plan to do business in.
