About Me
I've been an active real estate investor and entrepreneur for many years. In that role, I've planned and executed large scale developments, renovations and expansions of hotel, resort, and recreation facilities, as well as smaller commercial, industrial and residential projects in properties under my ownership or management. I'm as much at home on a construction site as I am in a business meeting.

As a full-time professional Broker and Realtor, I am an active member of the National Association of Realtors, the California Association of Realtors, and the Santa Cruz Association of Realtors. I stay abreast of developments in real estate law, marketing, consumer protection, finance, and all the other factors that affect you and your investments, through ongoing training, study and hands-on experience.

With a background of over 25 years in hotel, resort and real estate management, operations and development, I bring extensive marketing, analysis and negotiation skills to my relationships with my real estate clientele. However, the most important attribute I have gained from that experience is an obsessive focus on service and follow-through. What is the space rent at the park, and is it in Castroville area ?

Derek, Curt Abramson from Bailey Properties here. I'm not sure what the specifics of your question are. Are you concerned about the viability of the project, and buying into it? Is your concern more about whether the price you pay will be too much? Please clarify some of your concerns.

I can tell you that it's in your best interests to work with a buyer's agent not employed by the developer, who will assist you in defining the potential risks and how to minimize or eliminate them. There are some risks inherent in working with the listing agent whose allegiance is primarily to the other party in the transaction.

Home sales up prices going down?

Seaside, Curt Abramson from Bailey Properties here. Although we've seen sales activity pick up substantially in the past couple of months, it's primarily due to the fact that prices have dropped to the point that buyers have become interested again. It's important to remember that a seller can ask whatever price they want, but it isn't a sale until a buyer and the seller agree on price and terms.

There are also significant differences from one area to the next. Monterey and Pacific Grove have averaged over 250 single family homes on the market for the past 4-5 months, selling about 25 a month, and an unsold inventory index of 10-12 months during that timeframe. Seaside has had less than 100 homes on the market, and has been selling almost 30 a month on average, with an unsold inventory index of less than 4 months during the same timeframe. When the unsold inventory index is low, that reflects high demand, and you may expect prices to start rising.

Of course, the difference between the 2 areas mentioned above? Price. Monterey/PG average sold price is close to a million dollars, Seaside about 1/3 of that. Buyers are active in the lower end of the market.

Curt Abramson from Bailey Properties here. I'd advise you to identify the homes you'd really like to consider, and then put together a strong offer that includes an option agreement. Just like any other offer, a lease-option has to meet the needs of both buyer and seller. Most sellers would prefer not to sell under these terms, and if you look specifically for one that has already decided to do that, you are limiting your pool of available homes. Sometimes, it's because the home won't sell any other way!

Is this house for sale now?

This home is not listed on the MLS yet. However, when it is, I wouldn't expect it to be at this price. Houses a couple of blocks down that are listed are in the $380k-499k range. RealtyTrac and other "foreclosure" websites often don't have all the info online about what it will really take to buy the homes they market.
