There is a lovely fully gated park on the border of Cheviot Hills and Beverlywood. Also, just around the corner from there, you will find a nice park that is in the middle of the intersection of McConnell and Club Drive.
The biggest park in Cheviot is Cheviot Hills Park located at Motor and Pico.
At the Cheviot Hills park there is a rec center with a pool and tennis courts. There are also 2 private country clubs in Cheviot (Hillcrest and Beverly Hills Country Club). Hillcrest offers golf and Beverly Hills Country club offers tennis, swimming and a gym. There is also a lovely public golf couse called Rancho Park Golf Course.

It depends on the location and size of the property, the amount of coverage, the deductible that you choose, etc.

I suggest having your Realtor pull comparable properties that have sold in the past 1-2 months to determine what would be a fair price for the property. Once you have that backup, your Realtor should feel out the listing agent and see what state of mind and situation the sellers are in. A good Realtor will order a property profile to see what is owed on the property (before an offer is made). The more information you have on the property, the better able you will be to make an offer that will be accepted.

I had a co-op listing last year and we referred people to Jessalyn Shuey of Maritime Mortgage

I believe that ultimately the National Co-Op Bank does all or most of the co-op financing.
They usually require a larger down payment than traditional lenders and their rates are not as competitive.
The upside is that Co-Ops generally sell for less than condo's, so you are likely able to get a pretty good deal on a co-op.

You need to be honest and direct. Let the agent know that you don't think that he is a good fit for you and vice versa. Ask him to cancel the buyer's agreement (in writing, after you have spoken to him).
As I tell all of my propects, please make sure you like and respect the Agent that you choose to work with. The purchase/sale of a home is a very intense transaction and the last thing you need is tension between you and your agent.
