"We would highly recommend LeAnn Walters to anyone interested in buying/selling a home in the Southern Utah area. Being in real estate ourselves in Calif, we knew exactly the kind of agent we wanted to work with - an agent that would work diligently to find the home we were looking for, respond quickly to our calls & questions, and represent us with honesty and integrity during the escrow and loan process. Three years later we still are delighted with LeAnn's excellent service. John & Diane Armijo Laguna Niguel, CA Hurricane, UT"

Are housing prices in Vernal, Utah inflated?

LeAnn Walters answered:
Yes! The homes out there have skyrocketed since the oil boom. My daughter lives out there and against my advice she didn't buy 3 years ago like I tried to get her to do. Buying right now will be a good idea if you think the oil boom is going to last and all the people I talk to out there say it is going to last for awhile. Do you notice that people are still driving like crazy even with gas at $4 - If you want a referral to a good agent in Vernal call me at 435-619-3619 - I used to live there too. It is really a beautiful area and it is always a good time to buy if you have the right people working with you to help you make good decisions and a good loan officer etc. - Tue Oct 14 2008, 20:45

You will need to take comps of at least three other properties that have sold in your area (be as close to your property as possible) and by recent it should be within the last 2 to 3 months if possible. Take those to your local assessors office or to the board of equalization. I'm not sure what department it is in Florida, but you can by all means challenge the tax. Good luck and if you ever know anyone moving to Southern Utah tell to look me up. - Mon Sep 1 2008, 20:35

Hi Pat, have you sold you home and are you still looking for a sun city place? I am an agent in Utah but I have a friend with a home in Sun City and they may be willing to look at some creative financing. Let's talk! - Sun Aug 10 2008, 23:52

What is the year round climate in ST. George UT?

LeAnn Walters answered:
Hi Mary, I've lived in St. George for 11 years and to tell you the truth the first year I was here I thought I would die. Literally!! My car's A/C had quite working and I didn't have the money then to fix it. But then the fall and winter came and until the following June - July I thought I was in heaven. This is absolutely the best place to live. We wear sweaters in the winter, and stay inside on those hots summer days. But this past week we've had a lot of thunder storm and the quality of life just makes up for those two hot months. Are you considering a move? If so and you need some help, please don't hesitate to call, or you can visit my website at http://leannwalters.com and it will allow you to have complete up to date information from our local MLS and I have some other very good links to a lot of local information. All my contact information is there on the site so call if you need anything and make it a great day! - Fri Jul 25 2008, 19:29

Home ownership is one the smartest things you can do to secure your financial future. In this market you can't think of it as a get rich quick plan so you have to make the decision to shop wisely and always speak with the right professionals that can help you along the way. There are loans out there depending on if you are a first time home buyer, if you are buying in a rural area, and there are also a lot of options that a professional can help you with such as a lease option arrangement. With a good down payment you may be able to negotiate better terms that way until you get your credit score built up. Good Luck! - Fri Jul 25 2008, 18:56
