how much down, and what would be the payments.?

Hi Andrea,

If you are a first time home buyer, you could get a loan through CHAFA and put only $1,000 into the transaction. At that loan amount your monthly payments would be approximately $1356.48, not including homeowners insurance and taxes. CHAFA has a good first time home buyer program but their interest rates are running fairly high right now. If you got an FHA loan, you would have to put down $5,850 (3%), which could include your earnest money. You would also have to calculate in approximately $3,500 to pay in closing costs or ask the Seller to pay them for you. I am making these calculations based on a full price offer. If the purchase price was less, the payment would be less. The FHA loan monthly payment with 3% down would be approximately $1,195.56 again, that is only principal and interest without home owners insurance and taxes. any new info on this home-1403 talc?

The home at 1403 Talc is actively on the market, listed for $425,000. I don't know what information you currently have, but it is a 4 bedroom, 3 bath ranch style home with 3,419 SF total and 3,327 finished square feet.
It has a 2 car garage and is on a .31 acre treed lot in the Cheyenne Mt. school district 12. It has been updated with wood floors on the main level. Here are the comments in the MLS: " Nestled in the trees with city views, this updated home boasts wood floors through-out the main level, an atrium & covered deck overlooking the city and an expansive basement with large family room and opulent wet bar. This townhome is located in the University Village which is a subdivision of University Park. To get to this townhome he would turn south on Vickers from Academy Blvd. then left on Saxon lane. He would follow Saxon down about a half mile to University Village Vw and turn right. It should be on his right hand side just a bit down the road.. This townhome is currently under contract but there are several others in the area that are for sale. Making a reasonable offer in Colorado Springs?

HI Susie,
To make an offer on a home in any market, you do need to have a real estate professional that is knowledgeable about the area and the process working for you. After talking with you and getting a good understanding of what you are looking for, they will help you locate a home that you like that is within your budget (price range), in the location you are looking for and with the features you are looking for, in your situation, in an older home. Then, they will do a 'market analysis' where they look thoroughly at similar homes in the area and see what they have sold for in recent months. There are many other factors that they take into consideration such as condition of the property you are looking at, such as the time on the market, price reductions or the lack of, the condition and amenities of sold properties, etc., to determine if the home you are interested is already priced at market value or, above or below market value. Once determining the current market value you and your Realtor will discuss what a good offer would be and what you as the buyer are comfortable paying for the home. As a first time home buyer, it is also important for the Realtor to educate you on the buying process before you start so that you can make an educated decision once you are ready to make an offer. The Realtor will write up the offer and go over it with you to make sure you understand what you are signing and agreeing to and then give the offer to the listing agent.
