I've been selling homes throughout the Denver metropolitan area since 1978. I've been a managing broker for a large real estate firm. I went to a seminar on this topic 3 years ago. The essence of it was that it was possible if you use an Custodian like the firm who put on the seminar and used a non-recourse loan like the one I have have linked below.
There were other restrictions like not using the property yourself as a second home.also, all rentals had to be arm lengths transactions and not made to family members.
When I researched this, I found that there were IRS cases where IRA holders were penalized when they made withdrawals to purchase rental property. I discussed this with my accountant, he pointed out that the advice that the IRS get you over the telephone is not binding in this matter and he would advise against it.

There is another technique you could consider using.
You might to meet the people in the neighborhood. Consider walking up and down a few streets on a Saturday late morning or early afternoon. If someone is out raking leaves or doing some work on their home, it is a great time to engage in a little light conversation. You can spot the "talkers" easily. They will not just answer a quick question, they will walk up to you to talk. In our business, we call these people "bird dogs". They tend to know a lot about the neighborhood.
After you explain that you are interested in the neighborhood, they will often volunteer who might be moving. If they don't volunteer any information, you might ask: "Do you know anyone around her who might be thinking about or planning to move?

I was surprised to find out that Johns Hopkins recently completed a study of mold which showed that the threat may not be nearly as dangerous as has been suspected. This study was first shown to me by a home inspector who has changed his tune about the dangers of mold.
Mold will never be a desirable thing to have a home but it's danger as a health risk may be less. You might want to read the story that I provided below. - Mon Aug 25 2008, 21:05
As already mentioned, Zillow doesn't work very well here unless you think 20% low is close enough.
The computer algorithm appears not to to consider such factors as contiguous neighborhoods. It will take sold comparables from across busy streets in totally different neighborhoods. It does not adjust for quality. It does not adjust for different builders and custom homes. And, it does not adjust for upgrades and updates.

All the neighborhoods are good choices. I would also recommend Platte Park for its proximity to both Washington Park (higher priced) and the new light rail. Also, Wellshire has the lowest crime in Denver and many fine homes in that price range.
