About Me
Home buyers and sellers each have their own unique needs and expectations. Understanding their needs and fulfilling their expectations is what real estate sales is all about. In addition to being a good listener and the ability to empathize, we agents need to cultivate our expertise in more than just the factual aspects of the business if we want to actually deliver the results that will meet our clients' needs and expectations. We need to understand process, and how the factual aspects fit into each process. Most particularly, we need to understand the negotiation process as it applies to buyers and sellers, and how to use the tools at our disposal to our clients' best advantage.

In addition to cultivating my skills to meet these demands, my five years experience in Web site development and promotion compliments my years of experience in real estate by helping me understand what Web searchers are looking for in a real estate Web site--information. If you are using appraisal district (tax) data, you are way off base. Taxing authorities' appraisals never reflect market value.

If you want current market value data, you need access to the MLS database. Since you have to be a REALTOR member of the MLS to access the data for a CMA, your best option is to make a buyer's representation agreement with a REALTOR member of the MLS. It will likely cost nothing, while getting the tools, expertise and skills of a professional on your side of the negotiating table. - Yesterday, 11:00

You are asking for a lot of info, and it's a bit hard to imagine that anyone would be able to answer your questions completely without getting a great deal more input from you. Yes and not likely. Indicate the number of Bs you want in the search criteria. As for garage space, no provision is made beyond the number of cars the garage is intended to accommodate.

If you are serious about finding a home with what you want, you should make a buyer's representation agreement with a REALTOR member of the MLS. I wish I could put you at ease with the kind of answer you might want, but the BPO has noting to do with the time-table in a foreclosure sale. Moreover, there's no way to make the seller of an REO set a time-table or even reveal an offer's progress through the decision making process. They are essentially shopping for the best offer, and tend to sit on the offers they receive until they figure they cannot do better. - Yesterday, 10:32

Are you an investor? If not, you should not think about the purchase of a home as an investment. It's great that a home often is an investment, but that should not be your primary consideration. An agent could not answer your question at any rate. An agent could however provide a trend analysis to show whether properties have been appreciating, giving you the basis for your own decision about the value of property as an investment.
