About Me
I have been a realtor for approximately 10 1/2 years. I received my license in January of 1997 while living in Sugar Land, Texas. While living there, she became very active in the Fort Bend Association of Realtors. For three years I was an associate agent with Realty Executives of Fort Bend County. In August of 2000, I and my husband of 31 years, Terry, moved to Wise County after his retirement for the Texas Department of Criminal Justice. We currently reside in Paradise and are members of the First Baptist Church of Paradise. I am also a member of the Greater Denton / Wise Association of Realtors, The Texas Association of Realtors, The National Association of Realtors, Wise Area Business Women's Network, Steering Committee Member of the Trinity Habitat for Humanity and I volunteer as needed in other community events.

In 2007 I joined Bill Carter, Realtors - Coldwell Banker in Decatur, TX. By the end of March 2007, I had already closed $1.4 Million in sales. Unfortuntately our Broker decided to close this business after almost 30 years due to the current economic situation. I tell all my buyers to have inspections EVEN the new construction. DON'T however, use an inspector that the builder will "recommend" for you. You need to get someone that has nothing to do with that builder so that you get a truly non-biased view and once over. As Chris & Tamara/Bob have said, it is a very small cost when you're talking about your largest investment. Take care of it from the very beginning.

SORRY....I didn't get your message until yesterday afternoon. I was with a client showing property all day and by the time I got home, I had the beginnings of Laryngitis. Can't talk at ALL this morning!

ANYWAY...off topic, but my earlier response was on another property you asked about in Paradise. As Bruce indicated below, those just aren't done anymore for ALL the reasons he listed and more. One of the MAIN reasons they are not even consider around Wise County, where I know you stated you wanted to be, is because the available inventory for sale is extremely low. Unlike the rest of the country, we are NOT in a buyer's market. The seller's just don't have to consider that type of transaction because of this fact AND they don't want to take this risk.

I know you also stated in your phone call that you just don't want to jump out and buy until you get your reserves built back up, good decision, but just try renting for awhile. Find a smaller place than what your "DREAM" home would be so that you are paying less than the projected monthly payment and get those reserves built up quicker. There are a few places to rent around us BUT not many. Check out the Wise County Messenger online (there are too few rentals in our area that the Realtors don't even get them most times) at http://www.wcmessenger.com.

That is not really going to be an option with this property. I will double check with the agent again, but right now in the Wise County area there are not any Lease/purchase properties. The sellers just don't have to consider that option at this time #1 because our overall inventory, UNLIKE THE REST OF THE COUNTRY, is extremely low. Seller's can be more flexible with their options especially with choosing to only sale to people with pre-APPROVED status.
Unfortunately, also in our area there is not an abundance of rental properties, either, as I am sure you have found out.
Sorry to be the bearer of all this gloom & doom, but right now you are just not going to see sellers opting for this selling option.

Michael, GREAT answer! However Carlos is FROM California but LOOKING at a home in Texas. Different rules apply here.
Carlos, as Bruce said most of what is on Realty Trac is unreliable. One website for foreclosures/HUD homes that are current would be http://www.bidselect.com. Once there just make the area selections and such and it will show you ALL properties that are currently listed with HUD. HOWEVER, there are several bank owned foreclosures that will not be on that site but listed through a Realtor in the area of the property, SO... as I state previously, find you a reputable Realtor in the McAllen area and contact them to do your research. Once a property has gone into foreclosure, the owner no longer has a say. They have already been "evicted" from the home or are in the process of being evicted. Once the bank takes a property back, a Realtor then is, in most cases, the ONLY way you can purchase the property. The bank owner usually, will not deal directly with a propestive buyer.
You need to look for a reputable Realtor in the area and have them research the property. It may already be gone and has not been removed from the foreclosure site, which happens QUIET often.
