Dee, what you lose by selling you can more than make in by buying in this market. Sellers right now are not getting top dollar so get a net sheet done by a realtor to see what your bottom line will be. If the bottom line is something you can live with, then go for your dream home and get a strong negotiator for an excellent deal.

Also you can consider leasing your present home, until the sellers market improves. Let me know if I can be of any further help.

Thanks Tom:) DPA is going away, but it hasn't left yet. All DPA loans will need to fund by September 30th, there is still time to use dpa. Bond is local money is always available in different areas and it is free money, usually the only stipulations is to take a couple of classes, and sometimes be a first time homebuyer...bond money is reliable money, I have never closed a deal in my 10 years where the money was not at the title company. Also there is the MCC program which will significantly reduce a homebuyers monthly payment by as much as $166 per month, and the $7500 tax credit that is now available. I like to keep up with the programs available to save my clients some $$$'s. - Mon Aug 18 2008, 18:46
You should get a Realtor to help you from the beginning. Many new home builder will only offer you incentives and assistance with closing costs only if you use their loan officer, a good realtor can help you fight this type of railroading it is not legal. I am a Real Estate Broker and I office and live in Rockwall. I have been here for 8 years. I can't see me anywhere else. The city is growing by leaps and bounds. We have the Harborpointe Riverwalk with great places to eat and a brand new cinemax. Every Thursday night in the summer months there is Theatre in the Park which is FREE just bring blankets and an ice chest. Every restaurant and store is right in the area and the schools are rated exemplary. The property taxes are a bit higher than other areas though. My twin daughters just graduated Rockwall High School and LOVED IT! Please feel free to give me a call if there are additional questions or if you want a tour when you visit. I am an accredited Buyers Representative. My philosophy is focus on one thing and be the best at it! I am concerned about fair representation of buyers. So many buyers are not aware that the listing agents loyalties and responsibilities are with protecting and providing service to their client the seller. They have a legally binding contract to do so, if they represent a buyer it places them in an intermediary position which simply means that they are not able to offer advice, or say anything negative about the home because they would not be representing their client the seller fairly. All they can really do is draw a contract in most cases for the asking price.
