Opinion about QuailRun, Allen

Janus Real Estate Group answered:
Hi Dru,

Avery Edwards will only increase your value as they build very nice homes, usually higher in price than the exisiting homes in the subdivision. Avery Edwards specializes in buying 15-20 lots in a subdivision where the big builders want to close out and leave. I don't know too much about Ashwood, but I am sure the developer will not allow lower end builders to come.

Let me know if I can be of any assistance in your purchase. See home listings in Quail Run here on my website:

Can anyone tell me about Wall Homes?

Janus Real Estate Group answered:
Hi Michelle - I have sold over 20 homes for Wall. They are a good builder with competitive pricing. They are unique in that they will let you move "walls" around with no charge - making your floorplan one of a kind. Let me know if I can help you with your purchase as I have dealt with them numerous times in the past. http://www.janusREgroup.com - Sat Sep 13 2008, 12:57

You are absolutely right Amu. Frisco is newer and fresher. You will get newer homes with less maintenance and newer schools with newer facilities for your kids. Plano is so large that you huge differences depending on where you go in Plano. For example, East Plano is a bit older with smaller homes and older homes built in the 1960s. West Plano has homes that are very higher priced, but have better schools. Plano neighborhoods are older, but more mature and established so you know what to expect. With Frisco, some of the newer subdivisions have not had time to build out so it will take at least 3-5 years before you can determine if the resale is good or not. Depends on your price point and how big of a house you want to buy. Let me know if I can be of any assistance...we have specialist in Plano and Frisco that can help you. Hi Makri,

Yes, I would say the resale value of your home is diminished by the power station. You are talking about Briarhill Estates? The Walmart and big box retailer are good because homes closer to shopping areas have been resale, as long as it's not right behind the commercial building.

We can help you with your purchase to negotiate the best price and also guide you along the process. Let me know how if I can assist you. - Sat Sep 13 2008, 12:48

Hi Michele,

1. Ziprealty - I would just read the fine print and make sure you know what you are getting.
2. Traffic rush off of 75 can be pretty bad, especially after the HOV lane ends around Bethany. However, Waterford Parks is only a couple exits away from Bethany so it won't be too bad of a wait. If you don't use HOV, traffic can get backed up b/c at Legacy, the road merges into only a 3 laner. But consider DART if you are working downtown. The Parker DART station is only 10 minutes from Waterford.
3. Waterford - great subdivision, great city. Click here for homes for sale in Waterford. http://www.janusregroup.com/7353

Let me know if I can be of any assistance with your listing or purchase. Thank you. - Sat Sep 13 2008, 12:44
