Two years ago, the answer would usually have been "No." The times, they are a changin' however. You will never know until you ask. You need a real estate agent to help you with this process, though, because you need to know what your existing home is worth. Think of this kind of like buying a new car and trading in an old one. You never really know how much the dealer is giving you for your trade-in unless you have done some research ahead of time. That depends entirely on what you mean by good location. If you are planning to rent moderately priced single family dwellings, it might be just the community for which you are looking. After all, Grain Valley is an easy commute to Independence and even to KC. You might even find it to have a less mobile population than in many areas, and therefore a good rental area. Don't diss the small towns. Many investors find great success in the villages such as Grain Valley, Oak Grove, and Buckner. In such towns, you'll find a different type of renter/home buyer for a different type of investor. (Disclosure: I grew up in Buckner). - Tue Aug 26 2008, 19:12

Good luck with your sale. What is unique about your property? Do you have river frontage? marketable timber? (if so, I do know a corporate buyer who might be interested) There is no doubt that Black is a remote location, but that does not mean there is not a buyer out there for you. Your modular is not a real estate listing when not attached to land, but it is personal property that might interest real estate companies as an in house listing. Call a local real estate company and ask them if they take "in house" listings. We have sold several "unattached" mobiles that way in my office. By the way, there is a huge difference between a modular and a manufactured home, so be prepared to answer the question about whether it is really a doublewide trailer.

I list and sell bank-owned homes, and I have NEVER had one that is rent to own. The banks need these homes off of their books, and they are not set up to manage properties. Like the commercial says, "They need their money NOW." Most bank-owned properties are listed through regular real estate agents, just like me, who have experience with REOs (that's the industry lingo for bank-owned--it stands for Real Estate Owned). - Tue Aug 26 2008, 18:38
