In Wisconsin the seller pay for the sellers title policy, the closing and they have to pay to transfer the deed. This charge is paid to the state of Wisconsin. This fee run .30 per 1000. You will pay your property taxes from Jan 1 until the day of closing. You have to pay to get the pay off from your lender and to mail them the check to pay off your loan. - Thu Aug 14 2008, 09:36
What price range are you looking at? Milwaukee offers a lot for everyone. The best way to find the right area you want to live in is to drive around. That way you can see what you want in an area. I work with a lot of out of town buyers and we send the time checking out what different areas have to offer. Each one has a different need. We talk with the neighbors when they are out so they can tell me about the area. So the buyer can make their own call on if it is want they are looking for. - Wed Aug 13 2008, 12:15
You have the right to do inspections and any testing you would like on any property you purchase in Wisconsin. However on an ROE property the bank may not be willing to do any repairs. You should never buy a property you have not done an inspection on. The buyer pays for any test and inspection except for well and septic. All REO properties are listed as is in Wisconsin. You would have to write in an offer that you want an inspection and list any testing that you would want. This can not be done after the offer is excepted. Even if you have put an offer in on a short sale and the seller has excepted the offer does not mean that the bank will agree on the price. When we except an offer on a shot sale we have to indicate that it is subject to bank approval. The bank may come back with a counter offer. You will not know this until the end. Most sellers on short sales do not have the money to make up the differance. It is a waiting game. In Wisconsin all short sales are sold as is. Because of the amount of short sales that we are doing they have even come up with contracts that are designed for dealing with a short sale. In today time most home buyers start their looking there. I also have the experience in work short sales. Don't just list with any agent if you are near foreclosure list with the agent that has short sale experinece.
