About Me
My name is Brandi Nelson and I am a licensed Realtor in the state of Iowa with Century 21 Signature Real Estate in Ames. I'm in my 4th year of selling and listing real estate and love it! I work with two great people, Megan Hill and Vicki Hill, and we make up the Hill-Nelson Real Estate Team. Our team works most of the central Iowa area and have access to both the Ames and Des Moines Multiple Listing Services to serve our customers better.

I live on an acreage just east of Ellsworth with my husband Cory. Outside of real estate, I love to ride and show horses, hunt deer and pheasant and spend time with friends at Clear Lake.

Several things can happen at this point... Like Carolyn said the lender will only base the loan only on the appraised value. If you have a contingency built in your offer that "the property must appraise at no less than the purchase price" is a great safety net and you will be able to get out of your overpriced offer. Another option is now that you have a professional appraisal and contingency to back you up, you may be able to re-negotiate your purchase price to the appraised value price. Last but not least if your heart is set on this property and you have to have it... you can pay the difference between the appraised value and your purchase agreement price. Although this is not recommend, you're essentially overpaying, it does happen!

I absolutely agree with Tyler on this one... it is possible to sell if that is the best answer for you. I would talk to a lender and a Realtor, review your situation and discuss your options.

Tifffany - It is possible to sell even though there is an abundance of townhomes on the market. It is very important that your townhome is in the best showing condition and priced competitively. I am a licensed Realtor with Century 21 Signature Real Estate in Ames so I obviously suggest you list your townhome with a knowledgeable Realtor. It is very important in this market that you have an experienced professional on your team! A Realtor can also do a market analysis, tell you how many other townhomes are on the market, help with pricing and make suggestions for staging your home for the best results.
