95% of list - am I crazy or is the seller?

Here in Southern Indiana, near Louisville, Ky. we are still seeing homes sell for full price. Although we have our share of foreclosures our market is still pretty good. Most homes sell within 3 - 5% of list price and a few at full price. When a listing is new it is harder to get a seller to come off the price very much.

This is how I am helping a client move up in price but keep payment close to same.
I am asking the seller to pay points. That is 1 % of the amount borrowed for each 1/4% buy down in rate. We're asking for 4 points to buy the rate down from 6 1/2 to 5 1/2 which will be fixed for 30 years.
The payment will be approx. $5.00 more than if they were buying a house @ 6 1/2%. Tthe price is higher than what they qualify for at 6 1/2%. At 5 1/2% they can qualify. Hope this helps.
