I agree. Talking to a lender or mortgage broker first makes sense. A lender will be able to talk you through the best options for your goals. Next, I'd suggest talking with a real estate agent who can help you locate the properties that fit your budget and your needs. Right now there are a lot of good buys, but it's also important to locate a property in a neighborhood that will give you growth potential. I work with a colleague who specializes in "flipping" and investment properties. Let me know if you'd like to discuss further.

I'd call the list agent and see if it's OK to show it. I've had realtors from out-of-town show properties before when they've been working with a family member, and I've made arrangements for them to see the house or met them at the house. I helped a family member out-of-town recently, who wanted me to see properties with him, and then I referred him to a local agnet, who took care of the offer, inspection, etc. There's a house not listed right now also on the south side that might be of interest, too. The sellers decided to take it off the market until spring, but I know they want to sell it, and it's around $65,000, cute house near Garfield Park off Interstate 65 and Raymond. There are a couple of others houses for sale in Gatewood, and I've been in several Fishers homes lately in this price range that are very nice. Let me know if you'd like more information any homes.

There are a lot of neighborhoods that will fit thisbill in Hamilton County and northern Marion County. The best thing to do is to first find a realtor you want to work with and can trust, who can help connect you with houses and neighborhoods that meet your needs and budge.
