Michael, I suggest you find a Coldwell Banker agent in your area, set an appointment and get some good advice. We from around the country can give you all sorts of answers but they are not specific to where you live. Every market is different, even down to a particular neighborhood in a particular city. You area has been really hard hit and the prices are up there. FHA has changed its guidelines to now include higher loan amounts for properties in areas such as yours. This is a real help to the buyer and by that a real help to you the seller. All the other answers are good counsel. However, we find that the buyer is pretty much in the driver's seat. If you choose to use a Realtor to represent you in a transaction with the builder, they would be foolish to say no in this market. The cost of the commission is a small price to pay for a sale. I am representing a buyer currently that found themselves in just that situation. They brought me in, the builder registered me and we had a firm contract within two days. Closing is October 15. Great! Welcome to the area! My brother is a retired Delta pilot and his wife is a retired attendant. It is great that you are so open with what your will consider. I would suggest that you look to buy in Northern Kentucky or Indiana if you want a crash pad. Otherwise, I think Ohio is the better option. I suggest you get yourself a great Realtor to help you out.
