The best strategy is to find an agent who has eperience with short-sales. It is equally important to select an agent who is familiar with the neighborhoods in which you will be looking. Many HUD homes and short-sales are distressed properties. Most likely they will need some work. It is critically important that your agent be able to help you assess the amount of money you'll need to invest back into the property. And in today's market - what it will take to get it financed! There are some great deals out there but there are some that only appear to be a great deal. Knowing the difference is the the key to finding your perfect home. How does the proximity of a Park influence property values?

In almost all cases parks enhance the value and desirability of property. Cities that are known for their parks, like New York or Savannah have proven that quite well. It is true that a park can in rare cases be a detriment but in NY or Savannah there is a huge premium on homes that are near to the parks. Columbus has a very respectable parks system. Unfortunately, when a budget crunch comes to a city, the parks system is always an easy target. After all, what's more important, picking up the trash, paying for safety services or maintaining parks? Some areas in Columbus, like German Village, have a great partnership with the City to maintain their parks. Schiller park in German Village, Goodale Park in Victorian Village or Franklin Park in the Olde Towne area are prime examples in Columbus of how parks are an added value to real estate. But all real estate is local!! Ask neighbors nearby how they like the park close to them. You'll find out very quickly if it a jewel or a problem! The link is to the 200+ city parks in Columbus. It depends on how much risk you are willing to take! It is my understanding that you will NOT get a guarantee of a clear title, unless you order and pay for it yourself. The title company may also be willing to run a prelimanary search which can help limit your exposure. It is always possible that there are other claims against the property. This is the main reason that mortgage companies require a title guarantee before they loan money on a property. You can't be too cautious in this arena so be careful! The Victorian Village Short-North area is one of the hottest in the Columbus market. There are lots of choices in all price ranges (except cheap or what a lot of buyers would consider affordable) Columbus is a bit unusual in that our downtown is ringed with a number of very liveable and historic neighborhoods. (There are at least 18!) Go tohttp:// http://www.chncolumbus.org for a more complete list of neighborhoods. It also has links to many of the neighborhood sites as well. There are some great neighborhoods immediately adjeacant to VV, like Harrison West, Italian Village and Dennison Park Pace. If you are thinking "condo" then don't rule out downtown!! There are some really great deals downtown. By all means connect with a well informed Realtor to help you assess your best options based on your needs. Columbus is a great city (15th largest and one of the few actually growing in Ohio) there is certain to be an ideal place for you too!! - Thu Jul 10 2008, 20:03

Bexley is a GREAT option as is Eastmoor and Berwick which are just east and south of Bexley but with Columbus taxes! You can find everything from a modest Cape Cod, a new condo or a historic mansion.
