what was the last selling price of this house?

I think there must be some sort of glitch with Trulia. The link given with your question was to a home in Manalapan, New Jersey but somehow you reached a South Florida answer board. But, yes, there is a Manalapan, Fl so if you are interested in prices of properties there I'll be happy to help you out.

Hi Richard!
I agree with all the answers that my colleagues have already given. I will add that the minimum rental term that approx 99% of over 55 condo association will approve is 6 months and the max is 1 year. If you do buy a unit, whether in an over 55 community or not, I would suggest that you take out an annual service contract to cover repairs. That way the tenant can call the service people should the air cond not work or if there is a minor leak, etc. Approximate costs fall between $250 to $400 depending on the age of the appliances.

Regarding your return on your investment my feeling is if you "buy right" your ROi will be good when the market turns around and you desire to sell.

That being said, I have a new and terrific "estate sale" listing ($49K) in Century Village and the same in Huntington Lakes in Delray ($134k).

I'm very familiar with the community and you should feel comfortable with her choice. It is a very friendly community where the neighbors look after and watch out for one another. Needless to say, everyone, no matter where they live should always practice safety precautions such as locking their doors, stay "aware" while in shopping centers, etc.

Not knowing your price range it's difficult to cite specific specific buildings and locations. Obviously being on the beach (including Highland Beach, etc.) or Intracoastal will be more $ but certainly lots less than what they sold for 3 or so years ago. Downdtown Delray has many newer condo's that are priced very well too. Also, knowing a little bit more about how you are planning to make use of the property would assist me in properly guideing you in the right direction. Is this for full time use or will you be a snowbird or snowflake? Or, is this strictly an investment property?

what is a good temp. to keep the hot water tank on

Hi!
Most, if not all, newer water heaters come pre-set at 120 degrees. This setting prevents the possibility of being scalded by too hot water, prevents premature corrosion of the tank, and it will save on your electric bill.
