Andrea,
I am a Coconut Grove Real Estate Specialist. I work only in Coconut Grove. The market here is stable (even the condo market) compared to other areas in the Grove. Instead of getting into the nitty gritty in this comment, view my post on Active Rain http://activerain.com/blogsview/592383/Coconut-Grove-Real-Estate where i discuss the latest facts and trends for Coconut Grove Real Estate. While there are some deals out there, they are few and far between and have not started to affect the price of our homes yet. - Sun Jul 20 2008, 10:38

I would highly recommend Coconut Grove. Coconut Grove offers everything a young professional could want. We have many cafes, boutiques, jogging paths and evening hot spots such as Nikki Beach and Greenstreet Cafe. CocoWalk, our village center, is getting a face lift with a brand new movie theatre, piano bar, and a new Lucky Strike Bowling Alley. In case you haven't been to Lucky Strike before, it is an unbelievable bowling alley complete with bar and restaraunt.
Right now Coconut Grove has some unbelievable deals. You can get a great condo or townhouse within walking distance to the center of the Grove. If you are interested in our market, visit my blog at http://www.TheRealEstateCoconut.com. Or shoot me an email and I'd be happy to send you some properties that would best fit your needs.
Thanks,

That is a tricky question, because quite often the original asking price is inflated and has to be reduced over a period of time. But when you find a property that comes on the market with a correct asking price, the difference between the asking price and selling price is quite often less than 5%. The reason you have not seen a dramatic drop in asking prices and sales prices is that Coconut Grove is a very stable market. The ownership here tends to be more mature and financially sound than other areas in Miami. As far as the townhouse market goes, probably we have not seen the bottom yet. Although inventory levels are starting to stabilize, sellers as a whole are still unrealistic. However, I believe it will not be long before you find several sellers cracking under the pressure. The only difference between many of these listings is the asking price. So many townhouses built in the last few years are very similar. So the sellers can only compete on price.
Good luck in your search.
