I realize your question was posted Dec '07, however, just in case if you are still interested in Amelia National, 2008 has seen dramatic price decreases with several short sales which ultimately affects the per square foot value. Also, the per square foot value is based on heated square footage space only. Appraisers use a plus and minus system to reach true comparative values.

Good Morning Mr. Crabtree,

Your question piqued my interest. Research revealed a possible error thru The Real Estate Book via ERA Fernandina Beach Reality ads. Thru our Nassau County MLS system, I could find no properties remotely close to an offering price of $10,000,000. However, ERA Fernandina Beach Realty may have a pocket listing that would not show up thru our Multiple Listing Service. I would recommend calling ERA Fernandina Beach Reality regarding the properties in question.

As a Realtor since the early 80's and native of Fernandina Beach, I am reasonably knowledgeable with our area. If there is a question I cannot answer regarding our local market, I can assure you that I am a phone call away from finding the correct information for you.
