Do you know anyone who is still doing rehab loans?

Working with a number of investor renovators, I have a number of financial institutions that are providing non-owner occupied rehab loans. Most are offering 75% of the after renovation value (ARV), which if you are doing things right, should be everything but your profit, or if you are holding the property long-term, should allow you to finance out of the completed property with an 80% loan and still have a nice amount of equity. Is Memorial Drive, zip 30317, a Crime area in GA?

The 3 mile section of memorial running through 30317 is a bit touch-and-go. The property inventory varies from shopping centers and gas stations to single family homes, appartments and condos. If you are planning to live in the area, the largest drawback is that Memorial is a VERY busy road...it is actually a state highway. Crime along memorial is primarily relegated to the commercial sections.

Do you think the Historic West End is still a good investment?

I would suggest looking in nearby Westview. The area is slightly more stable than Westend, but has still been plagued by the same mortgage fraud that has devastated the values in both communities. 30310 has the dubious distinction of having the highest mortgage fraud rates in the nation, however, I feel that the resulting glut of homes currently on the market on this area will pass as the inventory is reabsorbed into the market and that prices will stabalize. Remember that rental investment is about cashflow and ROI, equity building and appreciation are strong secondary objectives, but rents are still relatively strong in the area. - Thu Oct 9 2008, 05:59

Kenny Cook Realty typically does not hold openhouses during a tour-of-homes event. Our belief is that the TOH is an opportunity for the community to market its history and archtecture. Typically TOH's are always looking for volunteers to work homes, or sponsors for the event. Why not apply all of the knowledge we have of showing homes to one that is on the tour, or provide a sponsorship to bring more people into the communities we serve?

P.S. we go back and forth on this every year for the Kirkwood TOH. The sense is that it is not hitching to thier star, but hijacking the purpose of the event. - Mon Sep 22 2008, 05:31
