I use Top Producer which cost about $40 dollars a month. I keep all my listing information , buyers info and my sphere and database. It also allows me to send out email letters to all clients. It has allowed me to be cost effective. Call FSBO's and expireds for leads. Call friends and family referrals.
With classes go to any free class at your office, lender, title company, and any the community offers. Also, many companies will allow agents from other offices to attend there free classes. Join online real estate networking sites that will offer lots of advice for new agents.

I have been keeping busy with working with frst time buyers. Even though the market has slowed down there are still many buyers out there that have never purchased a home. I worked my sphere so that I could keep getting referrals. I range from 2-4 closings a month. I have not been able to get connected with REO's and BPO's as of yet so I am still working my first time buyers. - Tue Sep 30 2008, 12:40

It is very hard to have a full time job and be a full time agent. There is a lot of work to be done for clients along with lead generation, attending closings, inpsections and showings. Not that all this can not be accomplished. I am a full time agent and I feel as though I have the potential to make more money working ful time. My clients and potential clients can contact me without having to wait unless i am with another client. On the other hand you have the ability to meet people with working and volunteering that may become clients.

I use one day a week as my off day or I take half a day off. I also choose one day a week to accept calls after 7pm from clients. The day that I take half day of I take care of personal needs, relax and spend time with family. This business can consume you and drain you. Do not feel bad when you take the day off. Most of our clients have every weekend off for pleasure.
I also time block daily which allows me to stay on track with Real Estate. I respond to emails certian times of the day and return calls at certain times of the day. If I didn't I would be checking my email and calling people all day long and never move forward.
