Hi Grant. Congratulations on your excellent score and ability to put money down on a home! You are in an enviable position to tbe able to take advantage of this buyer's market.
You have been given a lot of good recommendations for lenders. I just want to add to that by recommending Sean Trombetti at Amstar Mortgage Network (404) 641-1486, sean @amstarloans.com. He is surviving this year's market simply because he gets referrals from Realtors and past clients! No mass marketing strategies, just great customer service, honest and to the point evaluations, and constant communication!
If you have decided on a mortgage consultant, please give Sean a call. - Mon Jul 21 2008, 19:19

Hi Chris. Now is actually a good time in my opinion to buy vacant land or lots if your plan is to hold them for investment or to build a home for yourself. Builders and developers are not in the market now, therefore, a serious seller is prepared to sell for today's market. In a year or more when the demand for new starts is up again, so will be the prices for land! Don't hesitate to look for a great opportunity.
Financing vacant lots is pretty tricky right now, so you'll want to start working on that early. :)
I happen to have a great listing in the Walton HS district right now that includes 2 vacant lots. Please call me if you'd like to discuss the possibilities. (404) 247-8844. - Mon Jul 21 2008, 18:59

If I were you, I would begin my search in Cobb County. It's not a bad commute to the airport and has a variety of great neighborhoods in your price range. Known as an excellent place for kids and families, I think Cobb County has the best amenities, schools, and very stable property values. Would love to help you with your search for the right home for your family!
Sincerely,

My family and I live in Marietta/ East Cobb. For us, this is the best place for families! Schools are unquestionable great, community amenities are abundant and convenient. PLUS it's really not hard to get most anywhere from East Cobb.
Our children both do swim team and softball and baseball. Sandy Plains Softball is huge! Great kids and parents. Cobb County has Lake Allatoona and isn't too far from Lake Lanier. There are an abundance of larger (1/2 acre plus) lots with trees if you don't mind buying a home that's 15-20 years old.
Good luck with your search! I'd love to be a resource if you have other questions and need assistance. - Sat Jul 19 2008, 12:59
