I am originally from Reading, PA and moved to Myrtle Beach in 1998 after graduating from high school. Shortly after moving to the area, I attended Coastal Carolina University where I majored in Resort Tourism Management. While working on my major I did several interships with restaurants before finally getting involved in Real Estate in 2001. I teamed up with my father in 2002 to become The Blanton Team and since then we have been the Top Sales and Listings agents in our office 6 years straight. William, I personally would need to see the home to give you the most accurate information. Sometimes a coat of pain & new carpet does wonders. But in some communities it is not necessary. The biggest determining factor is price when it comes to selling a home. We had a home that was 40 plus years old that sold in two days back in May. This house was rather dated, and had a few things that were obsolete. The sellers asked what they should do. In that situation, we gave them a few inexpensive pointers and then just priced the home competitively. The person who bought the house paid full asking price, cash, and it closed in three weeks time.
The one thing you do not want to do is end up over improving the home. On too many occasions I see sellers do a bunch of improvements to the home in order to sell the house. Unfortunately, most of the time the improvements made do not bring back the amount of money they cost. Also, when making the improvements remember to stay neutral in all of them. (ie don't put in red counters with blue walls and green carpet.) What I have found is that usually when you start doing these upgrades it becomes very costly because you end up needing to renovate the whole house. If you start with the kitchen, then it makes the bathrooms look bad, so you do them which makes the living room needing updating etc..

In order to answer your question more specifically, I would need a little more information. As it is now, it is a very generalized question. Depending on what the fair market value is of the property, you may be able to purchase close to that range. However, if the home is already the lowest price in the neighborhood, the sellers may hold to the 300k range price. In order to answer this question more effectively, I would need to do a full Comparative Market Analysis. This is something I do when I am acting as a buyer's agent that is representing someone who is purchasing property. What I do is search the MLS for all actives & solds to do a full analysis of similar properties in an area to determine a good value for a property. Hi Scott- as I stated in my other answer, there are plenty of options for real estate in and around the Conway area. However, if you are looking for the city feel, you won't really find that in Conway. If anything, the Myrtle Beach/Carolina Forest area is going to give you more of that type of feel. Unless youa re in the downtown area of Conway, you can easily have to drive 15-20 min to go to the post office/grocery store, etc... There are several properties that I found in the Conway area that are listed for sale. Unfortunately, they are either to be built, or are older properties in that price range. What I would suggest, is looking at the Carolina Forest area which is in between Myrtle Beach & Conway. There are many properties for sale throughout this area. What is nice about this area is that you are close to the city of Myrtle Beach as well as the City of Conway. Hi Andy!
After gathering a little bit of information about Dogwood Estates in the MLS, I believe that you are correct in your assessment. For example, the community I live in which is the The Farm at Carolina Forest, you can get a single family home for less than that with many more amenities. Also, it is centrally located in Myrtle Beach, with only a 10 minute drive to the beach. Another area where there are great Condos called Magnolia North & Magnolia Pointe, you can find a wonderful 3BR condo on the golf course for around the same amount or even a little bit less. The big differences between these 2 areas & the area you inquired about is that these are both in the heart of Myrtle Beach whereas, Dogwood Estates is down on the southern end. If you prefer the southern end, or an area farther away from the attractions, there are several communities in which you could find something.
One thing I would suggest is having a buyer's agent work on your behalf in any type of transaction. I always tell potential buyers to have someone work on their behalf throughout the transaction. When you are dealing with onsite agents, they represent the seller so you need someone to work on your half.
