Cedar Island is a lovely but remote community located on the central North Carolina coast. It is the gateway community to the Outer Banks with service by ferry to Ocracoke Island and the Hatteras National Seashore. Many properties are available in the Cedar Island community and its sister communities of Atlantic and Sea Level. I'm late in answering but I have to encourage you to look in the Morehead City, NC area. We are minutes from the beach, sound and rivers of the Crystal Coast in Carteret County. Our lifestyle is relaxed , affordable and our weather is mild. The schools in our county are rated in the top 10 in the state. There is almost no crime, no traffic and our communities are family oriented. An example of housing possibilities is a 5 bedroom home with 3 baths that I just put under contract for a little over $250,000 on a quiet street with a huge yard close to schools and the beach. While there is a small chance that you might find someone in the small beach community of Salter Path to do a direct trade for your home in Asheville, it is much more likely that you can sell your Asheville home and take that money and use it to purchase in Salter Path.

If your Asheville home is an investment property then you can initiate a 1031 Tax-Free Exchange. You first market your Asheville home. Upon closing your proceeds are directed to a "safe haven" that holds those funds while you prepare to purchase a replacement property. The exchange must be real estate for real estate or a "like-kind-exchange." You have 45 days from closing to identify one to three potential exchange properties which are valued at or above the sales price of your Asheville home. You must then close on the new property within 180 days of closing on the original.

The face of Salter Path is changing quickly and new complexes such as the Ocean Club and the Grande Villas are enticing. Older complexes such as Summerwinds are selling at great value and historic squatter camps are selling and making way for new homes. Please beware that new proposed Coastal Stormwater rules and regulations set to take effect on August 1, 2008 may severely limit your ability to build or renovate within 1/2 mile of any water on the coast. Consult with a knowledgeable realtor to be sure you know exactly what you can or cannot do with property you purchase on the coast.
