Preston Miller, a Raleigh resident since 1981, joined the Joe
Ward team in 2002. After attending NC State University,
Preston received his MBA from Pfeiffer University in
Marketing and Finance. He owned and operated Miller’s Ace
Hardware for 12 years before joining the team. He brings with
him an extensive knowledge of home construction and business experience along
with his desire to help his clients achieve their dreams of home ownership. “As
managing partner it is my job to make sure “it” happens .. whatever “it” maybe.”
Sandra Howe, is a Raleigh native who loves calling North Carolina home. Born
and raised in Raleigh, she knows this is the best place to live. She developed a
passion for real estate over 15 years ago and continues to work hard pursuing
listings and home buyers. She has worked independently and on a mega team
before joining the Joe Ward team in 2005 and fines that a small team allows her to
focus herself on her clients and their needs. She is honest, hardworking, and she
loves real estate. She is a graduate of the real estate
institute and is certified in new homes sales. “Real

Debra Geer joined the Joe Ward team as the Closing
Coordinator in 2006. She is also an ASP Master Stager
and brings a wealth of knowledge to the Joe Ward team

Question 1: This home is for Rent and Sale are you looking to Buy or Rent? $459,900 sale and $2600 rent. I ask this because in my professional opinion in our current market only A and some B+ properties are selling. We have a large inventory of home currently on the market. If you are renting for a year then this is a great listing.
That being said I agree with Wendy that we are a stable to appreciating market our average negotiation is 2-3%. I hear so many people coming from other parts of the country talking about offering 50-75 cents on the dollar and as a good and experienced agent I have to tell them they are being unrealistic.

Now to this property at 1405 Savannah Oaks. I have showed most of these home in this neighborhood when they were being built several years ago. This is what we refer to as a one street fill-in neighborhood. The largest concern I have is this is not an "A" home but because of location and lot type it is probably a "B-" home at best. In a sellers market this home would sell as do most of our home that are priced right and have a good curb appeal but in today's market this home will probably sit it is sad to say. The home back to a major set of transmission line for the power company. This does give you some nice privacy but is definitely harder to sell down the road.
If it is schools you are looking for our new 3 year school assignments come out tomorrow morning at 9 am, if it is location for work there are lots of homes in this price range in the general area. I would be happy to sort through a list and send you my top picks for location and value.
I would be happy to spend some time the week of Thanksgiving. Right now I have Monday and Tuesday free and some availability later Friday and possibly Saturday.

Look for standing inventory. The price will be much better. We have negoiated for our client over the last year 2 home priced in the 1.5 million with 200k off list and one listed at 900k with 169k off list. These are the extreme but this is why you need an agent protecting your interest.

There are 23 active and 5 pending 9 closed properties in highcroft with an average selling price of approx.
$153 per square foot. I agree you need to know where 540 is going but at the rate they build roads around here who knows if they will ever pull it off. Just make sure you have a buyer agent and not the on-site. They by real estate law must disclose they work for the builder not you and buyer agents cost you nothing but will give you peace of mind. Sitting inventory is the best bargin out there right now but our adveage good /bad/ugly negotiation is still under 4% but we have had great sucess with national production builders with some deals of over 200k on million dollar homes. I think our highest is 18% and in general a custom builder can not unless in financial distress do anything like the national builder can do when it come to taking a loss.
