I've lived here in southern West Virginia my whole life and wouldn't live anywhere else. I've been a real estate agent for over 10 years here and the market here is not bad. Our numbers for 2007 were only 4% below 2006, and 2006 was a record year for our company. The southern part of West Virginia is beautiful and the people are great. I just finished claiming my listings - I just went to My Trulia - My Profile - My listings and searched by my email address and claimed them. We are new to Trulia and just found out I could do this but I had no trouble doing so. - Mon Jun 9 2008, 13:06
There would be no harm in it. Find a realtor you can trust. He or she can help you determine a value for the home, so you're not overpaying, help you get pre-qualified and can present the offer to the sellers so they have all the details laid out in front of them. The last thing you want is to make an offer that they accept, and then have it fall through because your lender is requiring inspections that the seller did not know about. - Mon Jun 9 2008, 12:55
Although homes that are comparable to yours have sold, how long did it take. Ask your agent what the average days on the market is for comparable sales in the price range you're at now. Then ask her how the days on the market compare to lower priced homes. In other words, sometimes you have to price your home lower to get it sold quicker. If you're not in a big hurry to sell, keep it at the price it is and as long as you are in line with days on the market for other comparable homes in that price range, you have a waiting game. - Mon Jun 9 2008, 12:52
