About Me
I am a licensed Broker in VA, an associate at RE/MAX Peninsula. I specialize in helping people make their dreams come true through sound real estate investing. I am an Accredited Buyers Representative but only about 50% of my sales clients are buyers - 50% sellers. I like to keep that balance so I can stay on top of the market, seeing things through both sides of aisle-- keeps me fresh and current!! II recently achieved that Seller Representative Specialist (SRS) designation so I can better represent my Sellers in this Buyer's market.

I also have a good Property Management business, specializing in residential management and rentals. I have been managing properties for over 18 years-- up to as many as 102 at one time!- and selling and marketing real estate for over 11 years. I work mostly by referral, treating my customers with such outstanding care, that they want to refer their friends and family to me. That way, I get to work with great folks and don't have to spend any time cold-calling, door knocking or sending out junk mail like the average real estate agent.

I am a member of the National Association of Realtors, the Virginia Association of Realtors and the Virginia Peninsula Association of Realtors. I take the Realtor Code of Ethics very seriously- trust me, I have seen some doozies out there! Whew! I also take the professional aspect of my field very seriously too. I ask my clients, customers and co-brokers to hold me accountable-but I am my own hardest critic. I think people pay a lot of money for real estate services and they deserve top service, reliability and constant care and contact. I hate salespeople who try to just get the "deal" done. I like to give personal attention and therefore only work with a handful of buyers at one time.

In my spare time, I volunteer for several organizations including Save the Bay, HR Pride and the local SPCA, but my two main volunteer activities are Equality Virginia, where I serve as the volunteer captain on the Peninsula and Hampton Roads OUTreach Center, where I am president of the Board of Directors. I am a founding member and recently retired from the BOD of Hampton Roads Business Outreach. These three organizations are helping to make Hampton Roads and Virginia a better, and friendlier, place to live and I am so proud to be a part of those organizations.

Also ask friends, family and real estate professionals for a referral to a good lender. I know as an agent who has worked with dozens of different lenders, I can tell you who I would & would not use again in terms of level of service. Not only does it involved the loan officer him/herself,- responsiveness, communication skills, knowledge, trustworthyness--but also the quality of thier processing and closing departments. Overall, you are best to stay local --both with the loan originator (no internet lenders!) and with the processing department. If your loan officer works in the same building as the processor, he/she is going to have a better rapport, and get more assistance, than with someone out of state that they have never met before. Some of the nicest loan officers have the worst processing departments and getting to closing is always a painful ride. Remember, you can shop around== but they all get their money from the same place - and pay the same for it--so terms are not going to differ that much and price is not everything. - Sat Aug 16 2008, 09:26

Newport News has some great neighborhoods close to Middle Ground, which is in the Oyster Point business park in Midtown NNews. It depends on your budget, but here si the link to crime statistics for the city by section.

Hi Kent:
If you want a waterview, you might consider Poquoson where there are several family-friendly developments with water view. Alternatively, there are certain neighbrohoods in Newport News that might fit the bill. The homes in Poquoson are going to be new, while those in Newport News that I am thinking of were built in the 50's-70's.
Posquoson, as well as York County, have a good reputation for the school system- but what is a "good" school is relative. You might find that Newport News schools have more specialized programs for you children. I am not sure about the gymnastics piece. I am sure you would be looking for a good coach, which you probably will have to find outside of the schoold system.
As for cost of living, my son lives in Denver-- seems pretty comparable to here. there gasoline is a little more expensive, as is car insurance (of course he is in his early 20's- so it's hard to tell, LOL!). I think groceries are less expensive in Hampton Roads, but not that much different.

Though I do not know the NOVA market, I say: Ask Away, Chris! It is a Buyer's market, for sure, so enjoy it!

Down here in Hampton Roads, I have been getting all closing cost paid (including points), home warranty, all repairs, carpet cleaning, patio furniture- you name it. This time is a Buyer's Agent dream, too. When I am working with my seller clients, though, I cringe-- but the good news is that today's sellers may take a haircut on their sale, but will GIVE a BIGGER haircut on their purchase! Whoo-ee!

One exception to the Buyer-take-all-rule is in my lower priced first-time buyer homes-- the good ones in that range are still going fast and the sellers are not so eager to deal. I really don't know up there, but I hear things- isn't $400K a starter home in NOVA- lol!

Best thing you can do- hire an experienced Buyer's agent, preferably an ABR and make sure they are a good negotiator--get referenced! and--have fun!! - Wed Jul 23 2008, 15:34

Years ago, I was part of a team. I was the Licensed assistant/office manager, responsible for contract to closing, lead tracking, wrote the newsletter, handled the property management issues. I was paid a small salary with a bonus on every closing. Our lead agent did all of the listings, marketing and handled her referred buyers- the buyers agents worked the buyer leads that came in from other sources. ( I also was the gatekeeper & assigned the calls). Our lead paid all expenses for me & the buyers agents: dues, fees, E&O, etc: all except gas & phone. I think the Buyers' agent split was 40/60.
