Hi Jeanine,

In order to make the decision on your best option, it is a good idea to have a broker do a market analysis of your home and show you what comparable properties are selling for. In addition to determining what you owe on your current home and what it would sell for, you need to see which neighborhoods would benefit you on the buying side of your transaction.

Hello Garland,

The lowest price townhouse currently listed in Fairfax Metro Square is $549,000 and has a one car garage. There are several possibilities under $500,000 within walking distance of Vienna Metro if you do not need a garage. I have lived here since 1993 and specialize in Vienna.

Hi Babu,
The Fairview subdivision is located in one of the areas of redevelopment within Fairfax County. Some of the homes in that community have been razed for new construction, as the lot sizes are decent and level and will support larger new homes. I would say that depending on what you want to build, including size and construction materials, the potential is there.
If you are interested in a particular property, it would be a good idea to write an offer with a contingency period that would allow you to meet with your builder and a site engineer to determine exactly what you can build on that site. Be sure to check with the zoning office to see what the county will allow, including setback lines. You will also want to read the restrictive covenants. Good luck! - Sat Nov 10 2007, 14:24

There are several condos and townhouses in the Merrifield area, depending on what you want to spend and how close you want to be to the metro. In a recent interview with the Washington Post, I emphasized the opportunity there with the redevelopment initiative and the future Merrifield town center. Merrifield is actually not a mailing address, it is part of Vienna, which I know like the back of my hand since I have lived and worked in Vienna since 1993.
If you are interested in seeing those homes, please let me know how many bedrooms and full baths you are looking for, what type of parking you require, in addition to the amount you would like to spend. I have a lender that is offering 100% financing, including closing costs, and seller contributions of 3%-6% of the sales price.

Hi Leilani,

There are 102 single family homes for sale in the Woodbridge, VA area. That is not too far from Springfield. I can send you those listings if you would like to see them. One of the advantages of home ownership as opposed to renting is the fact that you get to write off your mortgage interest and real estate taxes. When you rent, your landlord gets that deduction--while you pay for it! Since my daughter used to live in Keihei, Maui, I do know that in Hawaii you never own the land when you purchase real estate.
