About Me
I am still considered a "rookie" in this business. So why would you want to hire me? First of all, I am HIGHLY motivated to be successful. I am also not willing to accept anything but complete satisfaction from my clients because I tend to be quite the perfectionist! Because of this, I choose to have everything I do looked over by a seasoned coworker. So as my client, you have the best of all possible worlds--the drive and motivation of someone relatively new to the industry, but those extra set of eyes as well.

I am not afraid to step outside the box and go that extra mile to help my clients reach their goals of homeownership. I have even offerred to accompany a client to a furniture showroom, after our transaction was completed. Whatever it takes to make a client happy and reassured!

The answers provided by the agents in this thread are all correct. You do not HAVE to have an agent, but it is absolutely in your best interest. Contrary to what the last responder (who is obviously uninformed to say the least), agents work extremely hard for their clients (at least most of my associates do). From the outside, it may appear as if all agents do is facilitate paperwork, but that is only a small part of what we do. I am not sure what David (the previous responder) does for a a living....perhaps he sits behind a computer and punches keys all day, but I seriously doubt he would say he is makes more than he is worth if he worked sometimes for months at a time before receiving a paycheck for his hundreds of hours he has put in! I would love to hear what he thinks we agents do (or don't do as he implies). Anyway, sorry for the banter, but I take offense to obnoxious people. Best of luck to you! - Yesterday, 19:03

Why do some condo listings show $0 for HOA?

Sometimes it will be under HOA, sometimes it will be under "C/C fee. There is a form that your agent should submit to the seller which the seller is supposed to remit to the Condo Assn to fill out with all fees and assessments. - Wed Aug 27 2008, 08:24

Good question. Appraisals are a touchy subject right now. Appraisers are under a lot of pressure from the banks in this kind of market. Depending on the property's location, some banks are even having the appraiser take 5% right off the top if the area is considered a "declining market." Before the seller will jump to reduce the price, they will probably appeal the appraisal. If the appraiser can show exactly what info he/she used to come up with the appraised value, then there is not much room for arguement. If the seller's agent, on the other hand, has proof which would counter the appraiser's info, then it may get sticky. But in this type of market, the buyer usually ends up winning these types of situations because the seller needs to sell and this same issue would probably just come up again with the next buyer.
