Hi, The average market time in Delaware to sell and settle on a home has gone up into 300 plus days for properties priced over $250.000 For many years I've dealt with investors, meaning they require you to produce and think outside the box This is what I suggest, get a good agent, ask the agent what comes with there services, and if they are a listing or a marketing agent A sign and lockbox only , is called a listing agent Or if you have a sign, lockbox, virtual tours, flyers, lots of photo's, Your property being advertised daily 100 + websides, and additional marketing then your talking to a marketing agent Then list your property under the contingency that you will not settle on this home until you have found a suitable replacement wherever your moving to. THis way, you make sure to have a home for asw long as you need, and on the other hand your not making ayments on a house after you moved out of it

I also contact a Realtor whom does at least 15 - 20 yearly transactions They might be willing to take you're property to settlement for a flat fee
Negotiating is the easy part Settlling is the hard part You're dealing with buyer/ seller/ lender / under writer / insurance agent / surveyor / appraiser attorney / settlement coordinator/ etc One mistake and that you might lose it and owe a lot of people money

Ot contact a Realtor They can actualy do a search for you in about 20 minutes and go back as far as a year ( for appraisals ) The realtor will need to know what area, size, etc

Sometimes it is not the price, check with your realtor as to what people are giving as a feed back Also check on there feelings they have about the house My friend whom is native american and a retired therapist believes in cleansing a home by the use of smudging
I 've personaly have done it with homes in my area and it seems to help Barbara Corcoran from the corcoran group discusses it in her book I've personaly have been in homes where I just could not get comfortable, or even was very nervous Talk to your agent about what the buyers feel

Yes, you can list the property and if take iyou go the conventional way , you might take a hit on it
The best thing to do it to look for a Realtor who does come up with creative financing , and can proof that they market aggresively A lot of it depends if you own the lot free and clear Or do you have a mortgage on it

Sussex is differend then Kent or New Castle If you have the property listed in a New castle MLS the Realtors in Sussex will not find it in the systems I will only work with an office that provide both MLS services to there clients Have a pleasant day, and I hope this helps

It does not matter if you are a first Time home buyer or a seasoned investor
The more educated your Realtor is about the current market conditions The better they can serve your individual needs
So, even if you are a first time home buyer, or a first time investor fell free to contact me
If I can not help you, then I will refere you to a agent that is indeed qualified, to help you with that particular need
I believe our job is to do the best we can for our clients, even if that means you refer them to someone whom is an expert in that particular field such as commercial, investments, 1031 exchanges, long term, short term holds, or anything else
