The commute is something that is my opinion can be adjusted. Hatfield is a very nice place to live. You are close to franconia, harleysville, lansdale, chalfont and many more areas.
The more important question would be, how much do house up here run for. 4 bed and 3 bath can run anywhere from 300K-550k or even more. You didn't state any figures in your question. There are many factors that would come into play. I live in Lansdale and love it. i am 4 minutes from Hatfield and lived in Hatfield before. they share the same school district; North Penn. I think most people get used to driving around here. It's always a nice drive. So I doubt your family will mind driving to go out and have fun. nice parks for the kids and Hatfield just redid their pool. feel free to contact me. - Thu Aug 14 2008, 20:29

I'm gonna sound weird for this one, but George Raleigh sold me. I would pick him. Gave you facts. As far as the price range, someone said be careful with the agents who haven't sold in the price range. It's the same PAR contract with more numbers on it. Sure staging and marketing would be different. Staying away from one might be harsh, he/she might have more drive to get the home sold. IMHO. - Thu Aug 14 2008, 20:18

I live in lansdale and LOVE it. Close to the turnpike and 309. 309 takes you from the city all the way up to Allentown. Have you tried looking at a map? Ann Marie, although I know you are probably looking for a great list of websites that the masses havn't already bled dry. the truth is , most SERIOUS buyers are probably working with a realtor. Media has downplayed exactly what it is license professionals do. If you already have an agent, I'm sure he/she can advise you on how to assist him/her market your home. If not, I woulod advise you to contact a professional that can properly market your home. Another thing you might want to consider, agents are an out side of the box advisor on what to do with your home. Other factors play a large role in your question. Larger homes may be moving a little slower, but the large factor there would be the job market. Maybe in Idaho, it would be rule of thumb, in montgomery county, we are surrounded by fortune 500 companies. I would call our local market well balanced. The bigger question is do you NEED to upgrade? You are correct in my opinion regarding your "10% rule" if you are losing a little here, you are taking more from there. It is a give and take. Now with a larger home, you also have to consider taxes, higher utilities and any other charges that would come with a larger and more expensive home. I would focus more on what you can get, to sum it up, try not and worry about pennies. The current market may be in your favor to get what you REALLY want instead of what you could get your hands on like it was 3 and 4 years ago. - Thu Aug 14 2008, 19:56
