What expectations do you have for a listing agent? More importantly, how realistic are you willing to be with price terms in this market? Although the marketing mix to attract potential buyers to your house can be extensive and successful, it is often the price, especially in today's crisis of consumer confidence, that dissuades buyers from moving forward. There are 2 reasons for this hesitation: 1) requirements for mortgage funding have and continue to change "daily" and 2) value proposition. As for financing, structuring the deal to take advanatage of what is available is a necessary skillset of an agent in today's market. As for value proposition, this is subjective, but a Seller needs to truly price the property to sell based on the statistics at hand. Your mortgage company will probably request that the tax lien be paid prior to settlement for title purposes. Applying for a mortgage is more contingent on you and your fiancee's need for a home, rather than your marital status. Good hunting! - Mon Nov 3 2008, 07:25
