Counter Offer?

For the greatest protection and clarity, the counteroffers should be in writing, at least an email outlining the change to the contract proposed. The contract or agreement of sale (AOS) is best. I have been involved in negotiations where parties do change their mind between what they say thy will agree to or offer, and what they are willing to put in writing. That's why I am an advocate of "get it in writing."

What is "customary" can change from locale to locale and state to state. You need to be clear, for example, as what is considered a binding agreement when an agent accepts an offer on behalf of the client in PA and DE.

Your range is right, although there are some sellers offering bonuses to selling agents for attracting an agreeable offer. The fee depends on the realtor and their company, and exactly what services they provide. Be mindful that you wil get what you pay for, and in our market in southeastern PA and northern Delaware, the co-broker, or portion going to the agent who brings a buyer is more often 3%. - due to the high amountof inventory on the market. Tons of trendy cafes and sophisticated dining options. Retail includes Trader Joe’s and other holistic food stores, upscale gyms, galleries, and the ubiquitous fancy coffee shops along side diners.
