Leon, 453 is in need of rehab according to the listing. That's why the price is only $56,000.

The good news is that just down the street @ 409 Fitzgerald, an identical size house is listed at $120,000.

There a specific Internet software called WyldFire that allows me to track who's doing what. I always use this as part of my listing presentation so you can see results.

With this technology, I can show days on market, percentage of price paid versus list price and many other variables.

Delancey Street runs east west through the city. However, in the few blocks surrounding Rittenhouse Square, it is known as Delancey Place. And the prices reflect the name change.

I used to live on 20th and Delancey Place. When you mention the address, you can hear a pin drop.....

There has been a strong trend to make single family homes back into single family houses.
