House Values Going Down

I'm not sure where you checked online, but the values on sites like Zillow do not reflect the actual value. Your mortgage lender will require an appraisal of the property you are buying. This is the information that will determine the value of the property or, more accurately, what the bank will lend on. Touch base with your mortgage company. The seller is not required to lower the price based on an appraisal, but there might be room to negotiate in order to keep the deal together. Consult with your agent. - Fri Sep 19 2008, 06:39

Reasonable price for homes in Norristown, Montgomery County, PA.

There are plenty of homes in that price range - of course one person's move-in condition is another's rehab. Have you seen these? (in E. Norriton alone)

That's not an unfamiliar clause to see in a Pennsylvania contract although I know they can vary by broker. Have you signed a listing agreement and are just now noticing it?....or are you reviewing one before you sign?

Greg is certainly correct to point out that your specific contract can not be interpreted here as most of us are not attorneys, and one needs to be careful with advice offered by agents licensed in another state . If you're trying to get out of such a contract that you've been in for a while, you should speak to a Pennsylvania Real Estate attorney. If you just signed it or are reviewing it, perhaps you and the agent can negotiate a term that both parties can be happy with.. - Thu Aug 7 2008, 11:52

There are thousands of Realtors in and around the Main Line who would be happy to help you. If I were you, I'd want a Realtor that did this on a full-time basis, I'd want a Realtor that was familiar with my neighborhood or the neighborhood I was interested in, and just as importantly, I'd want a Realtor that I was comfortable with - in terms of communication, style, etc.

Do you have friends who have had positive experiences with a Realtor? Referrals are always good. If you don't know anyone, then I'm sure you'll get swamped with replies here and you can invite a few to meet with you and discuss your situation. I think I know the house you're talking about - I saw it the first day it came on the market - the pictures show better than the house. Unless you have knowledge that the seller is under some sort of incredible pressure to sell, I'd say your chances are nil that you could buy this house for $95k more than it sold for in 1998.

I think everyone would like to get a good deal, but that house, with a bigger than average lot, in Devon?....no way. I would agree that the house (if it's the one I think it is) is overpriced and they haven't come off their original list price, but surely there are better options for you? What does your agent think? I'm sure they can find out from the listing agent if there's room for negotiation. - Fri Jul 11 2008, 15:17
