Seller Assist??

Hi Brian... In this Buyer's Market, Seller's Assist is quite common, although many sellers do not understand the concept. Depending on the lender you are using, there are some limits on the amount you can ask for in assist. The assist is negotiated at the time the Agreement of Sale is presented to the Seller's agent. For example, FHA has some assist limits.
Yes, the assist is a credit on the HUD1 and can be used to defray some of the closing costs, which as a buyer, would include the 1% transfer tax to Pennsylvania, and mostly the cost of borrowing the money for the home.

Hello Helen: If you are not currently committed to a Realtor, Please feel free to call me. As a buyer, you are entltled to work with a Realtor that would have your best interest in mind. You may choose to sign a business relationship with this Realtor to ensure this. Without this, your realtor is working for the seller.
Of course if you choose to purchase a property, it is your right to hold inspections. A good Realtor will also tell you about home warranties that are available as well. A Home inspection, septic, water, radon, mold, are some of those that are available to you. Of course you will have the Seller's Property Disclosure at your disposal as well, so you will know in advance what the Seller knows about the property. Yes, as others have indicated, everything must be on the HUD sheet. Especially in a loan with FHA. Have your Realtor and his Broker help you with this. This is not ethical, and is illegal.
