Sal, I don't know an attorney in NY who would have allowed a time is of the essence clause; it's just not done.

Unfortunately, there are a lot more steps that have to be taken, so fasten your seat belts and ask your attorney to explain what else has to happen.. - Sun Nov 16 2008, 18:06

What does preforeclosure mean??

Mildred, Keith's information was excellent. In the case of the "competition," for each REO (foreclosure), short sale, HUD sale, etc., ON THE MARKET, you can deduct about $10k per listing from the value of your property.

Percentages are individual, not even per brokerage; individual agents generally set their own rates. Realtors are independent contractors and run their own businesses.

Please do not shop by commission. A REaltor may charge a very large fee, but have such a well-developed marketing plan, that he/she is able to get a much higher sales price than an agent who may do no more than place the listing on the Multiple LIsting Service.

It is important to determine competency, experience, ability to negotiate, integrity and see a written marketing plan of what will be done besides listing on MLS. - Fri Nov 14 2008, 19:43
