To get to the property if you are coming from Corning, come thru Viola, take a left on Hand Cove Road, then left on CR 93, to Duck Pond Lane, turn left again and go to a Beaman Realty (Yellow) sign on the left. According to my map of Cherokee VIllage, the County line goes north from Hwy 62/412 east of Ash Flat at the south end ot the airport runway just west of Hospital Dr. The County line goes out the north side of Cherokee Village on HWY 175 (Cherokee DR) between Ostego TC and Ossippee TC, streets in Cherokee Village. There is no street running north & south on the County Line. Lake Chanute, Lake Omaha, and Lake Aztek are in Fulton County. The South Golf Course and the Community Center off of Pottawatwamie Dr are also in Fulton County. Downtown Cherokee VIllage, location of City Hall and other businesses, Lake Thunderbird, Sequoyah, and Lake Navaho are all in Sharp County. Good questions but also a great reason to hire a good Realtor to guide & protect you son through this process. I would be glad to do this if he is close to my area. To address your concerns, if the Realtor represented the buyer in the scenerio that you provided, you is obligated by agency representation to that buyer to disclose only what the current owners have given or will give the Realtor to disclose. The Realot will have access to what information is considered public information in Arkansas and can disclose that. Asking her to disclose more then she has been given permission would be unethical, especially if she had an agency relationship with the home owners. Other then that she could represent your son as a buyers agent and guide him through the process, but expect a fee to be involved paid by you all the buyers. What is the approximate cost of construction in Cherokee Village?

This north Arkansas area you can expect t pay from $85 per square foot and up. Depends on whether it is a basement with walkout, the quality of building materials as John spoke of and that applies inside and outside. A brick or Hardi plank finished home should come in around $125 per sq ft. As a general you can expect to make a decent margin, but at this time you better hope the buyers are available before you start. You shouid be able to write the school or have the new school apply with the previouis one and be able to obtain those records. They may ask for ID info that you must be prepared to give to obtain the records. What school? Was it a private or public school? Interests
I enjoy my Missouri Foxtrotting horse's, fishing in my 20' bass boat, hunting the many species of wildlife including Whitetail deer and wild turkery that are plentiful in our area. I even have a couple of mounts to show off.
I serve in the Church as a leader, Bible class teacher, and have many years of experience as a minister.
I especially enjoy my family, my lovely wife Jewel for 35 years, our 3 children, 2 girls and a boy, and now our 5 grandchildren. My mom & dad who live just north of us and a large extended family from all around the country.
